Try homelidays.com. You book direct with owners. We had a holiday last year in Tuscany, 10 minute walk to the beach, lovely appartment, really helpful owners, had a meal waiting for us when we first got there, although saying that I don't think it is listed this year.

You can also read reports from previous people staying in the property which is useful and gives you some guidance.

I can't help with tuscany as I operate in the North of Italy, my only suggestion would be to try to avoid going to Italy in august as it is the most expensive time of the year. From September you will get a better value for money!
