525 Purchase taxes and fees

We have just completed on a house in Puglia but have yet to pay the notaio's fees as we hadn't had an official bill from them until the rather complicated signing. On this bill we are being charged 3% registry tax on the house as it will be a prima casa for my Italian husband, but also 15% registry tax on the value of the land (10000m2). Has anybody else had to pay this extra tax? It's just I haven't come across it in any of the books I've read and as the land came with the house we weren't expecting the values to be split.

That sounds like the tax that has to be paid on agricultural land if the purchaser is not a registered contadino.

Have you got a copy of the book "Buying a Home in Italy" by David Hampshire? He spells out the different taxes to be paid, and I believe he mentions taxes due on agricultural land.

Thanks, I'll have a look at that. We had been told by the agent that it was a (rather large) garden as the vendor used it as a holiday home.

The deeds for the property will spell out exactly what the status of each item of land is. You should have a map of the land with each particello marked out and a reference to the land registry entry for each particello. If it is agricultural land it will be marked with an assessment of the quality of that land so it's easy to tell which land is agricultural and which is domestic.

You will not pay on full value of land, just a nominated

You will not pay on full value of land, just a nominated sum
