841 One day I'll be a Marche dweller..

Wanted to introduce myself.
I've long been a total Venice head - 12 trips in the last 7 years, even managed to get married there last year but had never really explored other parts of the country.
After much debate and research last year we decided to sell my house in London and reinvest in Italy, we took a cheapie flight to Ancona and after being driven round some hilarious wrecks (we had asked to see renovated houses) on our last day we found the perfect place. Seven months later it was ours (after much sweat tears and gnashing of teeth as the london house market went into a dive) and now it is up and running as a holiday rental and occasional home for us. We hope to move out there permanently but prob not for about 5 years so I have a little time to improve my dreadful Italian.
I have been so impressed by Le Marche and the local people - they have been so welcoming and seem to be delighted that we will continue to let the house - prob because of all the revenue that comes into the village from us and our guests but also they seem to be delighted that tourists respond so well to the wonderful countryside and incredible food. The people we have met seem to be very genuine.
Delighted to find this site, I have loads to learn about Italian culture (especially how different it is in the countryside) and the bureaucracy scares me to death sometimes. Really appreciate peoples advice and help and hope I can reciprocate with advice for anyone looking to go through the same buying process.

Read your intro with great interest - we also bought in Le Marche this year - completed end of June. We bought a large country house in the north near Urbino/Urbania. The house is in great condition having been completely rebuilt in the original stone. It is over 500sq mtrs and is now set to become 5 separate appartments (one of which we will live in), the rest for holiday lets. However the refurb is only about 50 -60%% complete as, like you have done, we wait, and wait, and wait, to sell properties in the UK, before we can finish the refurbishment - you did it all in seven months well done- we've been at this for 12 now - liked your web site. Noted the pool, presumably you put that in - any info about pools (costs/suppliers) would be greatly appreciated also any info about final letting formalities (insurances etc.).

Anyway, welcome to this forum- a great place to feel that you're not alone!!

The pool was put in 3 years ago so I can't be of much help there I'm afraid. Our lawyer sorted our insurance for us which covers buildings and contents and liability for guests. Its about 560 euros a year.
I do sympathise with you over selling in the Uk - I started Sept 2004 and finally completed April after dropping my price several times. We were due to lose our compresso deposit so it was desparate times..

Thanks for that. We completed in June because we were about to lose our deposit also. We have dropped our prices here several times - so we are in those 'desparate times'. Maybe a drop in the UK interest rate in August will help and this new proposal which allows people to use property values as part of their pension??!. Who knows? - but we'll just have to sit it out.

Oh good luck. Don't get too hooked on the myriad of TV shows about how to do your house up to get it sold. It does your head in after a while! My husband was going to leave me if he saw me watching Sarah Beeny shows again..

How do you get to Ancona? We need to start a petition to the airlines for more flights to Italy from the north - that 3 1/2 hour drive to Stansted is a killer. Must be worse for you in Newcastle.
Jet2 for Ancona or Bologna or Pescara from Manc or Leeds would be ace.

Hi Marinaw ?!

Yes - the reality TV shows on how to sell houses, how to buy houses, how to achieve your Italian dream - one time I had an appitite for them, now I would rather run a mile than watch.

As for travel. We're well used to Newcastle - Stanstead (Easyjet - about £30 return if booked far enough in advance) and then Stanstead - Ancona. Haven't checked out Jet2 but we will now.

Newcastle now does Ryanair to Bergamo, which is about 50kms east of Milano so last trip we did that one, hired a car at the airport and drove, breaking our Journey at the Holiday Inn at Modena.(€70 for a standard double with a good breakfast.). Must say I preferred that to the long wait we always have at Stanstead for the connecting flight. At least we get into Italy faster

Easyjet now go to Roma from Durham/Teeside so we might try that before too long, probably a shorter drive and much prettier.

Yes I heard they had 6 foot of snow last year. We'll be saving up for a big 4 wheel drive for when we're out there full time.
I've not visited much of the coastline apart from round Mt Conero yet though I hear theres a rude italian joke about San Benedetto del Tronto which tempts me to visit!

Ian and Sandra, Jet2 only fly to Venice and Pisa at the moment - some friends are doing the drive from Venice in Sept which sounds like a long journey but an interesting one but any excuse to spend a night in Venice is ok with me..I quite fancy doing the train journey from Venice and trying to hire a car from Ancona station.

Yes, a 4x4 is a good idea. We live close to Teramo at a similar altitude to Sarnano and had the same problems - it was actually early this year, and the snow fell thickly even on the coast. Our neighbours who are also farmers don't have a 4x4 and were, for a time, snowed in and couldn't move. The weather has prompted me to get a blade for the front of my tractor - I can also use it for constructing the new road that I need from the house to our barn.

Watch out though for evil Italian taxation on cars. OUr current 4x4 is ideal for the job, because it has good ground clearance and it has large wheels and tyres. Sadly its 4 litre engine means that Italian taxation is crippling.

God Italian taxation will be the death of me! I didn't realise it varied so much on cars as well.
We just got hit with an additional tax bill on our house of €12500 because it was over 240 sqm so the residents tax discount didn't apply, so I'm not applying now for residency as we won't be living there full time for a few years and there seems little advantage in doing so.

I've been told that the residency laws about car ownership are changing - you may soon be able to buy a car in Italy without being a resident. Does anyone (Notaio?) know if there is any truth in this? I think I will probably be hiring cars for a long time if not..

Italian bureaucracy is so complicated it does get me down a little sometimes and then I think of the view from our house and the smell of the spring flowers and the peace and quiet and the delicious verdiccio and the sunshine and the food and I smile again while still being rather confused.

I've done the drive from Venice and its actually okay. It took 6 hours (with two stops) but its all autostrada. So long as you are not in a hurry its an easy journey.

I've heard that the train journey takes 5 hours!

Thanks Rachel - thats interesting - I will warn our friends going that way in Sept. Its definately worth considering from Manchester. I hate that drive to Stansted!

Marina I hope you are right about car ownership because we are having terrible trouble getting our car insured because we live here but obtaining residency takes time. Longer than the UK insurance companies are willing to give us.

At the moment you have no possibilities to have an italian plate without residency, (no new laws coming)
So the best advice I can do is to buy the car in England and transport it here in Italy.
Insurance is not a problem, because your english insurance is fully valid in Italy, unless your english contract has some microscopic clouses that avoid it: you better check it!

Ah, be careful here. The insurance that is valid in Italy is only the most basic form of insurance, third party only, unless you specify that you want fully comprehensive cover in Italy as well as the UK. There will also be limitations on the usage of the car and the maximum number of days that you can spend in Italy, usually this is around 30 days.

Thanks for the welcome. I like your site too - loads of useful info. Will be back there for a week mid Sept with a bunch of mates - I'm really excited to be filling the house for the first time with MY friends. Guests that have stayed so far seem to like it - I'm dying to spend more time there myself. Might be too busy to meet up this time but am hoping to get out there for longer to work on bits and pieces early next year and would love to meet up then.

We are just across the valley from you in San Vittoria in Matteneo - can see our house from Monte San Martino. Moving in October whilst repairs are done into a rented house thanks to forum readers who are lettins us theirs . They are moving into their completed b&b near Smerillo this month. We have had delays.. and have sold in UK so we hope to see you there. There should be an address book somewhere for us all ? What about that for an idea for I have pieces of paper everywhere with names and I cant remember who they relate to.

Will wave at you from our hill in September! Not visited your village yet but I think our lovely nearest neighbours who act as our house managers and look after a few other houses in the area look after one there. Have you come across Liz and Barry Raven? There do seem to be quite a few Brits in the area - whilst I'm keen to avoid only knowing other expats in the area and would love to make friends with more locals as my Italian improves, I'd also love to make contact with other people who have made the move from the UK.

Oh how I envy all you who have a property in Le Marche. We will shortly be there on our second house-hunting visit, (no rusticos please!), so if anyone knows of a restored/renovated, smallish place in a medieval hilltop town with an outside space/terrace/v.small garden, and views do please contact me!

hi,we are moving from the u.k next month and wonderd if it is worth bringing any domestic appliances with us.we know t.vs wont work but dont know if a gas cooker and a electric fridge/freezer will.any information much appreciated

Jack, your fridges etc., will work, your TV will work if you connect through the scart socket, via sky for instance, the signal through the aerial is slightly different, if you shop around prices aren't particularly high anyway. Goood luck. Ooops, errm, gas cooker might be a problem, depending where you are over here, and, how your gas is delivered it may or may not work, use propane a lot here, burners different...
