1113 Abitabiltita Certificate

Hi,
I would like to know how the charges for a Certificate of Habitability
(Abitabilita) is calculated.
This is issued by the Comune at the end of a house restoration and it seems to be the case that the Geometra used by the house owner on the project has to apply for it, is this correct?
Any info on the Geometra costs and time scale would be really helpful.
It seems like yet another one of the hidden extras that people restoring their house are never informed about until presented to them out of the blue, and seems to run to several thousand euros.

The Certificato of abitabilita is granted by the local ASL and not by the Comune ( of course then the ASl is under the comune).
I think you could apply for it yourself if you wanted to save money...

You mention renovation and I’m wondering if perhaps you are also thinking of the certificato di agibilità (compliancy) in addition to the cerificato di abitabilità (habitation certificate).

The former will be issued by the head of the ufficio tecnico of your local comune and, as its name suggests, declares that all renovation/building/plumbing/electrical work meets the recommended standards. You will find that the latter is also issued by the council in accordance to the provisions made by DPR No. 425 22 April 1994.

Like most of these things, each comune will have (in addition to following national guidelines) its own local criteria for calculating fees etc., and again I suspect you might be thinking of what is called Bucalossi (which refers to change of use from agricultural to urban), although the information you provide about your own specific case is a bit limited and so I cannot comment in any detail.

I have a house that has been completely restored ie New roof, electrics, windows etc. My Geometra has told me in order to regularise the house with the Comune and pay the correct ICI etc it needs this Certificate. He is charging around 2,000 Euros for the work and has only mentioned the Habitabilty Certificate nothing else.
I was only trying to find out if these fees seem within the normal range for this kind of work. If it is possible to apply oneself then I will visit the Comune or whichever body I need to deal with.
Any further advice would be very helpful.

in previous prost I had a link for you to download the form to obtain il certificato di abitabilita. take it fom there and then do contact your comune.

The certificato di agibiltà comes before the habitation certificate because the work has to be signed off. As stated previously, it has to meet the required standards. I would ask your Geometra.

If you purchase a house that has been recently renovated then the vendor is usually responsible for providing these guarantees, unless the preliminary contract specifies otherwise of course. If this were the case, then you would have to obtain the certificates yourself either through your Geometra or going direct to your local Comune.

You can visit the Ufficio Tecnico of you local Comune and apply for the habitation certificate but you need to check that the compliancy certificate (and any test certificates that may be applicable in your case) has been issued. You really need to speak with your Geometra.

As far as costs are concerned, I would ask him to provide you with a detailed breakdown of his services that justify a fee of € 2.000,00.

One last question if anyone can help.
I have found that I have paid along the way, 1500 Euros for Compenso per Accastastaento (Registration of House in the Registry Office) does this count as part of the costs of the Abitabilita Certificate and where would you find the Registry office in your local area?

do you have to apply for the certificato di abitabilita if you have done maintenance work the house we are looking at had a leak in the loft from the hot water tank it leaked through the ceiling into the bath room if the answer is yes can any one say how long approx they had to what for the certificate to turn up thanks.
