Thank you for your reply, this information is very helpful.
The property I am looking at is approx 400 sq meters and already has electricity and water but it has not been used for over 50 years and is indeed in need of complete restoration. I have been in touch with a geometra and I am waiting for a reply as you probably already know in August everyone is on holiday.
I would like to restore it to its original beauty and keep all its original features.........is there any web sites you know of where I can find out more information?

This is always a difficult question to answer because it really depends on a number of things.
However, a guideline figure, as john says, is between 800 and 1200 euro per square metre (in the Marche at least). You need to bear in mind that in some cases, the cost of renovating a shell can easily equal the price you paid for the property. Again, depending upon the condition, the cost can well exceed this and you have to allow for the unexpected so build in a contingency sum.
I would first approach the local council to obtain what is called a parere tecnico. You need to be aware of what is feasible and what isn't. The technical office may also suggest some builders for you to contact. Another useful source of info is the local area office of the Ordini di Architetti.
You will need to bery clear on what you want and how much you can afford. Make sure your architect/geometra understands this right at the start.

I mean, when agents describe the condition of the house, they say - to be totally restored or partially restored, or in a habitable condition or only internally.

These are guideline figures for renovating derelict rural properties in the Marche and apply to a total renovation, although 1200 is in upper bracket. However, the total cost will depend on a number of factors and does not normally include utilities or a swimming pool.
Normally for about 800 euro per sqm you can expect very good standard of finish and a property ready to hook up to the electricity and water supply and move into. But each case is different so you must bear that in mind. You also need to consider the possibility of unexpected and unwanted surprises, which means you will need to factor in a contingency sum.
When a property is described as needing total renovation this usually means that you are looking at a shell that will require a complete rebuild. Partial is when the shell has been renovated and you will have to finish the rest (floors, electrics, plumbing, bathroom fixtures and fittings, heating, windows and doors etc.).
depending on the sort of restore you will be looking at from e800 per sq metre..... the costs will rise depending on ... re-rendering...plumbing and electrics...quality of finish.... and any major structural work required....the e800 would be the very basic minimum.... the best idea is to get in a building expert to give you an idea of a quote...either geometra or architect.... at least two.....
after that you will need to find out from locals who is considered to be the best at completing to schedule and in regards to finished work if you do choose to go ahead..... the total cost will most probably surprise you ...its an expensive hobby
depending on the area you will also be required to have geological surveys and structural surveys on the integrity of the building...... plus of course damp testing and light levels if you are changing any of the previously non inhabited areas into living space.....
