1000 Geometra vs Archtect

Picking your brains.
We are planning to do some alterations to the house we are buying in Abruzzo, ie 2 new windows, form archway in internal non-loadbearing wall, new bathroom in attic and move the kitchen.
We appreciate that we need permission to do this but do we need planning permission or permission from the comune or is this basically the same thing.
I am experienced here (England) in obtaining planning permission and building control approval including producing drawings but this would not be a lot of use in Italy, although I could supply drawings of what I want. Calling on the experience of those who know would it be possible to use a Geometra or would I have to employ an Architect.

The permission from the comune and planning permission are indeed the same thing.
You can use a geometra, as it is cheaper. I would avise you to use an architect if you need more substantial changes, or to redistribute the space in the house... it a bit the same difference between an architect and an architectural tecnician in the uk...I am an architect so my opinion is not super partes at all!!!!

On a similar note - the house we are buying already has plans/permits approved which we like very much and do not intend to change. So is it correct that we would use a Geometra to carry out the works?

thanks

With regards to who does what…this is how it normally works according to the regulations:

To submit an application for a permesso di costruire or a DIA you need the signature (this is compulsory) of a tecnico abilitato - architect or civil engineer for complex or large jobs and a Geometra or Perito Edile for smaller, less complex jobs – this is what the law says anyway.

In your case a Geometra will suffice but as Paola says, appoint an architect if you are planning to make substantial alterations. By the way the DIA enables you to begin work (it takes about 20 working days to come through) whilst you are waiting for the permission to arrive.

Whoever you appoint, they will also take on the role of Director of Works who is fully responsible for site safety as well as managing the entire building/renovation project.
