each one of you buy ONE property , in this manner each
can have a first home property - for italian's laws it's
possible have separate residence , even if married

I am surprised by what you have said. when we bought our property I didn't want my name on the deeds just my husband and son. We were told by family members that under Italian law that wasn't possible and that was confirmed by the geometra and the notaio. We were told that a married couple had to own property jointly.

you were and are mis informed...
your name does not have to appear... indeed when we bought our house here it was only my wifes name.... we tried to cut down on the amount of time doing the bit in front of the notaio and if my name had been there i would have had to have had an interpreter and it all read in english as well... as it was it only took about three hours... and having been involved in several more purchases that was quite quick ... i feel quite safe about the whole thing as under italian law i have a right to a certain percentage of the house because we are married ... so maybe that is what they were trying to tell you

John is spot on (again) they were amazed when we wanted both names on the deal, then they couldn't grasp the same surname thing, and the complications following my wifes death have made me wish I'd listened at the time...

what do you mean with "2 properties on"?
If the property of the estate is a joint property of 2 or more people (i.e. an hineritance) ther's only one purchase: all the owners will sell you jointly.
If you have 2 separate and different estates - i.e. 2 plots of land or 2 houses - one owned by a person and the other by another person, of course you'll have 2 separated purchases.
Some words about wife and housband....
It's not a matter of italian law, but of english law.
If under english law one of the member of a married couple can buy separately from the other (should be so if I well remember), then there are no problems with your italian purchase: the law regulating the patrimonial relations between spounses is the law of the spounses, so the english law, for the most of you.

It would count as 1 property . to make sure go to the catasto and check how the properties are registered, but I am sure the register can be updated via a Geometra.

This is a question that the Notaio will answer for you
Having just done something like this it seems that you will pay more tax for the 2nd. property. Depends on their status of course - Agro/urban. For one you may be able to claim 'prima casa' (first home) and pay only 3%, as long as its less than about 180 sq mtrs. - for the other its likely to be 10% - and the land, that will be about 18%. (all these percentages would be based on the 'declared value', not what you actually pay)
If 'prima casa', you will have to take up residency within 18 months and cannot sell within five years otherwise you pay the discounted tax, but dont't take my word for this - make sure that the Notaio sees your question.
