Hi everybody! We are slowly (piano piano

Hi everybody! We are slowly (piano piano ;-)) making our first moves on actually buying property in Italy. We are looking at Umbria for several reasons. One thing I just cannot find is a simple calculation example of expected annual costs/taxes ... I totally get IMU, but what about TARI and TASI etc.?Would anybody here be willing to give me a sneak peek at an example...I know costs vary from region to region...I just would love to have an example. If you had an old (historic) casa & don´t live in Italy* .Assume the "casa" would be in a rather rural area....What are realistic taxes for a real estate of around >100m²?Really looking forward to your answers. Thank you for this community page anyway, it is AWESOME! I have learned so much already from other postings!June*We´d only visit occasionally for the German school holidays...2 weeks in spring, 6 weeks in summer, 2 weeks in autumn, 2 weeks in winter as long as the kids still live with us. So the house would logically be our holiday retreat for the time beeing, but I actually see myself staying there for much longer as soon as the kids have grown independent and follow their own paths

A difficult question to answer as it really does depend on the property e.g. location size and rendita value specific to the house in question. We have about 260sqm, but almost half of this is storage rooms downstairs, so say 130sqm. Parts of this they class as A2, C2 & C3 of which there is a value on the deeds of sale. These figures are put into something like this official site and will give you the payable amount. Not being resident you would currently have to pay IMU, TASI and TARI. The first two are basically yearly house tax and the other rubbish tax paid separately here. At a guess for our place I would reckon for all 3 we would have to pay around €1000/year

Ask a residenza Elettiva ! no IMU , purchase  Italian Tax 3%, instead 10% , mortgage tax ( if necessary ) 0,25% instead 2% - You can buy car .. and much more , see my pages at > http://www.lifeinitaly.it/Inglese/Purchasing_Real_Estate_in_Italy.htmand at  http://www.lifeinitaly.it/Inglese/italyresidenceguide.htm
