3898 Agents in Le Marche

I am looking to buy a property in Le Marche. Would preferably like a farm house that needs renovating with a view to moving permanently in a couple of years.

Whilst looking on the internet I have notice that most of the property advertised is with so called " middlemen". I have browsed through the forum but would be grateful if anyone could help with the following questions:

1. Do these middlemen, who presumably sell properties that are already being sold by real estate agents, charge more for the property itself than the real estate agent? I appreciate that they charge for other services they provide.

2. I have read that renovating costs is usually calculated by reference to sq meters of the property. Does anyone know what a realistic figure is per sq meter and does this figure relate to the interior of the property only or does it include the structure?

2. Is it wise to have a English speaking Italian Lawyer acting for you and if so how much are their fees likely to be?

3. Can anyone recommend details of any reputable middlemen.

4. Can anyone provide some web addresses for real estate agents in Le Marche as when searching the internet I don't seem to be able to find any.

5. If anyone has any pearly words of wisdom about any pitfalls to avoid.

Adrian just be careful of the middlemen as they are growing like mushrooms out there.
It seems that very few people now want to play the rules.They move to Italy, buy a property an then set out to do estate agents and travel agents work without knowing the first thing about Italian laws and regulations in those areas.
It's a bubble which is about to burst so just take care you're not in the middle somewhere.
Do your homework first and make sure that whoever you deal with has the legal qualifications to do so.

hi adrian brown i'd like to tell you my indirect experience. my uncle that lives in germany needed urgent to purchase a property in abruzzo, he has contacted so many real estate agencies but then he is turned to one that has center in termoli, (CB) and that draws hamlets, rustic, historical centers, are found well them and in conclusion hehas bought one in abruzzo and a hamlet in le Marche. i remember only the name of estate agency, we found it on web page countrysunsets i don't remember.it... .com... i don't remember you can try !!! why not in august we can conctat the same for an apartament near the sea in molise try!!! and good luck bye;) ;)

We bought our house a few years ago and everything went so smoothly. Our agent spoke good English, she organised geommetrists, notaio, etc - even an interpreter for the notaio session. She has organised quotes for renovation work, even negoitated with contractors etc. She took plans and got them approved by the local commune for us. She also organises cleaning etc for guests.
She deals mainly with property in the Ancona province, but does have a few scattered about in other provinces. These properties are in all states of repair, and she has a good choice.
We couldn't have wished for a better service from her. I don't want to be accused of advertising, so don't know whether I should publish her website or email details. I can supply them if anyone is interseted via PM or email.

Very happy to recommend the two agents we have dealt with in Amandola. Both registered with FIAP.

Our lawyer - when we finally decided to engage one had one piece of advice for anyone buying, never ever sign anything pertaining to a purchase (even a prepostra) before the searches have been done. He also strongly advises in favour of using a lawyer - but i guess he would!

We have found that FIAAP registration has nothing to do with the integrity of the agent, but it may help to know they are there as a governing body.

We too used an agent in Amandola (AP) with FIAAP registration and would certainly not recommend their business, without using a lawyer. We appointed our lawyer to act as our power of attorney and although she cost us around E800, she saved us from a legal minefield and several thousands of Euros. This was through no niavety of ours - I dealt with contract law on a daily basis and could not make sense of the "English" translation.

The agent, then tried to ask us for a greater percentage because "this house was complicated" - none of this "complication" was of our creation!

Just a thought to ponder upon - how could the agent, registered or otherwise, possibly be working in the best interests of the buyer, the seller and themselves? You wouldn't buy a house in the UK without legal representation, why would you here? PLEASE APPOINT A LAWYER!!!!! (BTW - we've got a house for sale if you're interested?! Its on E-Bay! )

Hi Adrian, I dont know if you have found a suitable Agent yet in Le Marche, but I can recommend the agency we used, and still in contact with, the company is only Italian and they have been fantastic, dont worry if you do not speak italian as they have an english speaking agent there , her name is Cinzia Bini, and she is very good, and extremly efficent, the company is [url]www.casainvest.info[/url] the gentleman who we dealt with is so helpful and he is the owner of this agency his name is Roberto Rossi, they do not pressurize you in any way what so ever, infact I have recently returned from Le Marche where I met some other english people, who had also used Roberto and Cinzia, they could not praise them enough, by the way we were also recommended by our Italian family to use him, I do not know which part of Le Marche you are intending to look at, but if they are not in the area you are looking at, they perhaps could recommend an italian agency that is, by the way you are looking for exactly what we have bought, and are intending to do, and Roberto has also helped us with the geometra, planning permissions, and also recommended the builders, we are very happy with this company and I would recommend them to anybody who was looking in this location, and feel very safe about doing so, good luck in your search, and if you need any more info you can pm me, regards Francesca

I just visited a couple in the Fermo area of Marche who were very pleased with the restoration that their Geometra, Marco Consolati of [url=http://www.theahomes.com/home/index.cfm]Thea Homes[/url] had done for them. If you are thinking of undertaking a restoration project, you need an agent who has links with a reputable Geometra and offers good after-sales support. As previously mentioned, Charles Joseph's company [url=http://www.magicalmarche.com]Magical Marche[/url], has a lot of experience in this field too.

The questions are because I act as interpreter/traslator and adviser on the client behalf and that's what I am paid for!

I cover all Abruzzo and I could consider working in Le Marche bordering to Abruzzo, I have already found a property in Spinetoli - not far from the Ascoli-Mare road and Porto D'Ascoli/S.Benedetto del Tronto.

Anniet2 - I would be grateful if you would send me a private email with your opinion of the agents you have come into contact with.

I would say that the right agent is the one who has the house you love, for the price you want to pay. All you must do is make sure you have independant advice for legal services and for surveyors/geometras - don't take one that is receommended by the agent (conflict of interest comes to mind).

3. Are there any English speaking Notaries in Le Marche?

a) Instruct lawyer
b) Find property you want to buy.
c) Make offer
d) If offer accepted pass lawyer paperwork to check before signing.
e) If everything in order sign Compresso and pat deposit

We have an English speaking lawyer, who is also well connected. Can also let you have details of several local agents with English speaking reps, and can give you a couple of geometras who also speak English. Send me an email and will pass everything on about the process.
