I have recently seen the most wonderful house to be renovated, views of the sea, and mountains.
It is registerd as agricultural property, the owner has to change its classification to habitable before the end of March. Just a few minor problems to iron out before we strart talking money:
1. At the moment the commune does not have an active "Piano Regalotore" a new is going to come into place in the future (cannot assertain when). It all seems a bit of a big secret, no one can tell me when the old one lapsed, nor when the new one will become active. Should I call MI6?
2.There is a regulatory system of protection in place which is called the "Regime di Salvaguardia" which is actioned by the Mayor. Bascially I have found out that with this the house can be brought up to modern day standard, as long as the building is not changed in any way. This I am told means that there is no way it could be amplified in anyway, or other changes to the outside.
Just to further complicate matters because of its agricultural status the "actual" plan of the house has never been registered with the commune so they do not have any physical record of what is actually there. Hope that makes sense?
Any help anyone can give would be just fantastic, and really appreciated. Should anyone have experience of the area it is Northern Tuscany (Massa/Carrara) but closer to Liguria (Sarzana).
