If you find a property from an english run website check local estate agent prices for the same property, in a few cases I have known them to add 25% to the local agents' price.

When we were looking at houses in the area about two years ago we didn't meet anyone called Wendy Smith but I shall ask around.
When it comes to agents its always a good idea to try and get a recommendation from someone else first as you can probably ascertain from the forum that it can be a bit hit and miss.
