Tuscany has it all: vineyard-encrusted hills, tall cypresses, beautiful stone farmhouses—and a reputation for being hideously expensive. Surprisingly, though, it is still possible to find homes for sale there that do not cost millions of euros.

If you are prepared to settle for a small house, take on significant restoration work or look outside the Chianti, you can spend as little as €160,000. To give you an idea of what is on the market, we have selected three Tuscan properties at or below that price point.

Semi-detached house near Bagni di Lucca

A whitewashed façade broken up by green shutters sets the all Tuscan tone of this pretty semi-detached house in a small village near Bagni di Lucca. “It is a village house that has been tastefully restored to retain the characteristics of a traditional Tuscan home,” says selling agent Barbara Marovelli. The interiors have a thoroughly rustic charm but what makes the house really special is the uninterrupted view it affords over the Alpi Apuane. The best place to enjoy the panorama is a large terrace just off the dining room—perfect to dine alfresco. The house also comes with a garden. It is for sale at €160,000 through Geocasanet Immobiliare (+39 0583 807008, www.geocasanet.it).

Stone house in Valtiberina

Set in a pretty hillside in Valtiberina, a monastery-studded valley stretching between Tuscany and Umbria, this stone house is a small jewel. The vernacular style of the façade is mirrored by warm interiors decorated with terracotta tiles, wooden floors and ceilings. A pretty staircase takes from the living quarters on the ground floor to the exquisitely rustic bedroom upstairs. Outside, a pergola is ideal for alfresco eating. The property also has 5,000 square metres (1.2 acres) of land, and is on the market for €160,000. Il Bosco near Arezzo

This stone casale stands in the verdant wilderness of a chestnut wood near Arezzo. Spanning two storeys, it is a large property (400 square metres) that requires complete restoration but has the potential to become a lovely country home. The casale comes with two hectares, but a whopping 65 hectares of woodland are available for sale by separate negotiation. It is on the market at €150,000 through Toscana Immobiliare (+39 0577 623495, www.toscanaimmobiliare.net).
