12039 HELP....HELP.....HELP.....Please!!!!!!!!

Hi can anyone help please, i built a house 2 years ago and now have damp in the inner and outer walls. The builder is trying to fob me off, i know i hold a 10 year gaurentee. could anyone tell me the steps i shoud take to rectify this matter. I am meeting with the builder in 2 days time any advice would be much appreciated.........

Hi Silvs
Welcome to the forum. I'm no expert. I know that I'm not answering your question directly, but there are some questions that may help give you a solution before taking further steps and meeting your builder. For example:
Where exactly is the damp - is it on all the walls and what part of the wall ?
Are you sure it's damp, do the walls actually feel wet or are they slightly damp from humidity causing fungal patches is plaster falling off?
Is the outside brick, stone or plastered?
What has the builder given you as a reason?
What has the Geometra said?
You suggest that the house is new - is the house a holiday home or are you there permanently?
Are you in area high in the mountains ie lots of snow?

New houses take ages to dry out properly especially if the foundations and walls are very thick made with concrete and/or stone and built to seismic regs. Also, if there is little or no ventilation inside because the house is empty it will take even longer.

I think that's good advice from Biago. Extruded terracotta blockwork can take a year or so to dry out, especially if there is no heating and ventilation. One house we manage had this problem in the first winter; mildew on the furniture etc. It has never had a problem since.

Recently had some work done inside my house and MY GAWD!!!!!!!!!!!!

Condensation LITERALLY[U][B] running down the walls[/B][/U], dripping onto the terracotta floor tiles............it was as if we had holes in the roof!

BUT....................we opened the windows for a few days to get some ventilation throughput and............ hey presto..................all sorted................amazing!

Ventilation ............VERY important.........

You don’t say where the house is Silvs.

If its any help I can say that this winter has been the wettest we have known in Abruzzo and the locals think it has been bad too. So there are lots of problems with damp which will clear up, either with heating the house and ventilating it or with better weather.

Do check out all the good advice above before challenging the builder, it may not be his fault.

Hi All, Thanks for your quick reply's, it is a holiday home which we vist every two months and between that we have a neighbour who opens the widows etc to let the house get aired. It looks like rising damp!! but is only on some of the walls (internal and external) which is slowly getting worst, it was built just over two years ago and the problem never started till about 1 yr ago my question is if this is the builers fault what are the steps to take with them???

My husband was a damp-proofing consultant in the UK so PM me if you need any advice.
