Iam thinking of buying a new house in italy,do they have searches as in GB and do they have a guarentee on the build, and what other questions should i be asking can anyone please help?

You MUST engage a lawyer at the earliest opportunity, don't fall into the trap of thinking you can acheive everything on your own, try to find a geometra you can both trust and work with, allow around double the quoted (that's a joke, a quotation...) cost and same for time estimation to build.
Your lawyer can ask any relevant questions on your behalf, beware of agent's offering to do all of this sort of work for you, you will eventually discover they only work for the seller anyway, and will tell you whatever you need to hear to buy the land.
