i'm new to Italy but i've been hearing some horror stories that lanlords face here.I've been told that as a landlord you're at the mercy in every possible way with regards to tenants.Can anyone shed some light on the sort of rights tennants have here?:veryconfused:

There has been a few threads and posts regarding this topic. If you press the "Search" button and you enter words such as "property renting" you will get quite a lot of information. It all depends on whether you are looking at short-term (holiday) renting or long term.
A warning, though, if you are looking at long term rentals as this is new and I have not seen anything posted regarding this topic. There is a new law in Italy that says that you cannot enter a long-term rental contract with someone who is not a legal resident. You must check the residency status of this person very thoroughly as, if you rent it to someone who is an illegal resident, your property may be confiscated and on top you must pay a hefty fine.... and I think that you can even land in jail..... This is because the Italian government is getting very tough on the illegal migrants issue and they want to discourage owners from letting their places to people who cannot prove that they are legal residents. It seems that there was a big black market of illegal renting. Holiday letting will still be OK.

vendictive towards lanlords.I guess it's a quick & easy way for such a famously disfunctional government to steal homes from its citizens.It makes the landlords responsible for all the illeagals that the government didn't bother to control in the first place.So the less the government works,the more it profits.It's the perfect win win situation for the Italian government.Wish we all could profit more from working less but only those devilishly cute little rascals in this government have that sort of diabolical genious.

You also have to consider that the majority of those landlords who used to let their properties to illegal migrants were not declaring their income as rent money.... I agree that it is an easy way to control the incontrollable; however, it is normal practice all over the world to show identity papers whenever you are entering into a contract, whether it is letting or any other type of transaction. So, at least in this case, nobody would be the innocent victim of any government "excesses".

With regards to your question on a reputable key holding/property management company based in Calabria. Myself and my partner are in the process of setting up a company called 'Calabria Management' which will be based in Pizzo. We have 15 years of experience in similar fields and we will be moving permanently to Calabria in June of this year. We have our website currently under construction and are going to inspect suitable office premises in February. We have our team of professionals already organised, we are just in the process of finishing off the finer details.

Hi Paul, Paul here, myself and some friends opened a company here with an internet cafe and business ofiice in Pizzo last year, we are in the Piazza san Francesco in Pizzo, next time you are out if you need any help or assistance with the set up we would be happy to help. It will be great to see new faces here as we see a great potential for businesses of all types and we feel that the forigners will be bringing lots of this business to the area.
