9192 change of use

I believe there is a new law in force,

which means we All now have to change the property we own ( unless it is a working farm) from rrale to Urbani. I thought there was a thread on the forums concerning it but can't seem to find it. Large fines will occur if we don't comply. Does anyone have any info on this?.

I believe that law has been in force for some time. Our house here was originaly 2 houses, 1 urban and 1 rural. Upon the conversion it was all reclassified to urban. I understand that unless it is a working farm, then this has to be done. Your geometre should be able to advise.

Yes, the law isn't 'new', but it is only recently that it has become 'necessary' to get all buildings which were previously on the catasto terreni (or rurali) onto the catasto fabbricati. It is a paperwork excercise for a geometra.

Unfortunately the catastal authorties have discovered that they have the same access to google earth satellite imagery as the rest of us, and they are making the most of it!

You need to know foglio and particelle, (and I don't guarantee this is comprehensive for all of Italy yet.)

I suggest that you go asap to your comune and check your particelle numbers,most comuni (in this area) have posters up concerning this there are 90 days to get your "requisites" together( which could well require your geometra to draw up) then the agenzia delle entrate will start with the fines etc which will be backdated (presumably to date of completion of works) with interest charged,be careful as in many areas any restored houses with swimming pools are being immediately classed as "villas",which is the top category of case "urbani",for this reason you'd be advised to use the geometra to take you thru this process.In this area of the marche it was 90 days from 30/11/07.Some comuni,ours for example has already a list of particelle for which action has to be taken displayed on their board at the door.so be careful........
