10248 Prima casa

When we bought our small flat 8 years ago (in joint names) we were not aware of the prima casa rules/benefits and lower taxes etc. Now we are aware of them and would like to take advantage of them as we are hoping to buy an existing larger place shortly in the same comune. I was thinking of seeking residency to lower the charges for house purchase and utilities etc. We now spend enough time in Italy for me to do this.

My head is aching from all the research I have tried to do - can anyone advise please. It seems that as I already have a "house" in the comune I cannot claim prima casa for another purchase. Is this correct? I wonder if I could get round this by signing over the existing flat to my husband - the other joint owner - before purchasing another house in my name only. We intend to sell the flat after I have purchased another house. I think the benefits of having the bigger house as prima casa would outweigh any legal costs involved in signing over the flat.

Any advice would be gratefully appreciated.

Yes, it is correct, no "prima casa" if you already have another house in the same comune.
You might sign over to your housband your portion of the the existing house, but you have to consider all the costs related to this passage, because the closing has taxes and fee to be paid.
You better ask a notary for a quote of all the clonsig costs
