i'm not too sure about english speaking commercialisti except studio Gerella in comunanza who also has a notary business on the premesis he speaks english,otherwise it's not too difficult to find a geometra who speaks english in the area and maybe have a "joint" meeting, with both ,(which actually might be a good idea)basically the geometra should be able to give you all the main documentation on the requisites from a structural point of view,health and safety laws and any other features that may be required like for example over six rooms the whole premesis has to have full blown access for the disabled including at least one special bath/toilet facility etc.Whilst the commercialista can give you all the fiscal info etc.

A couple of years ago an estate agent in Marche told us that if you rented only one or two rooms as a B&B there were no specific requirements relating to registering for VAT etc. Does anyone know if this is in fact the case or just more agent speak?

There are several items that need looking at if you are starting a hspitality business in Italy, yes you need certain information from your commericalista and geometra, but from experience most geometras only deal with non-commerical activities.
The best places to seek advice are from the region - Regione Marche and also the Camera di Commercio - there is advice on measurements of bedrooms and bathrooms, even what type of windows for certain types of activity - ie country house denomination need to be of wood.
You will also need to take a coure Somministrazione Alimenti e Bevande (health & hygeine, taxes, employment law, health and safety and personnel) if you are going to serve food and obtain a drinks licence, along with a test at the local health centre re health and hygeine.
We also have an English speaking commercialista in Macerata, who has cut his teeth with us - would be very happy to pass him on - send me an email and I'll give you details. Or please feel free to call me - am in the UK this week on 07765 145380.

we would like to rent out the house we are doing up (eventually)We live in the UK and do not envisage becoming residents of Italy for some time yet.
If I do a web site for the house and rent it to other Brits am I going to have to get all the permits from the comune, pay tax in Italy (I will of course list it on my UK tax return) or can I do a bit of ducking and diving?
advice please!

If you earn rental income from property in Italy then you must pay taxes in Italy. As a UK resident you will also pay taxes on the same income in the UK but there is a system of credits for offseting the taxes paid in Italy so that you do not end up paying twice.
If you own a house in Italy you are deemed to produce rental income and must declare the fact in a tax return whether or not you are resident. There are penalties and fines for failing to do this.
You must also consider IVA which is payable on income generated in this way. IVA is charged at 20% and operates in the same way as VAT in the UK. Except in Italy there is no registration limit so you must register for an IVA number in order to generate income in this way.
Ducking and diving? No comment.

You need to consult your geometra and a commercialista.
the geometra because he should be aware of all the aspects of the laws governing the building(s) in which the activity will be conducted and these things are different from a private house and all the requisites which are necessary for the business.The commercialista is on the other hand will give you all the information necessary for setting up your business,the requisites,make the vat number for you,handle your vat returns,tax returns,ssnn contributions and so on.A brief consultation with both will not cost you much and is essential.
