Mark...it is not a question of being stupid, more one of being too trusting and not knowing ones rights and obligations. Anyone can get caught out as I highlighted in a recent thread about the proposta d'acquisto. I wouldn't just trust their word as they obviously cannot be trusted. Omitting a clause or important wording can be down to a simple mistake. However, after 4 attempts...well need I say more!

Oh how dreadful, I do hope you get it resolved.
But it is an important warning - so often the contract is nowadays read "off the screen", and it would be absolutely natural to just assume that what had been read out had appeared on the paper version. Can't even make that simple assumption anymore.

Obviously half of me is disgusted at what happened. But the other half finds it kind of amusing that he did this right in front of us, the screen was as close as the one I am writing this on. I could have read it with him if I had leant over the desk a bit, and of course now I am thinking ‘Why didn’t I?’
I like watching the guys with the pea and the three shells at the markets, watching from the side thinking how can they not see the slight of hand. Maybe I will feel a bit more sorry for them next time:D

Luckily the other party did not manage to meet one of the rules of the Compromesso, so yesterday we had to go to the agent and rewrite it. When we pointed out that he had missed the important lines, we got “fancy that, oh my dear. Ha,he,ha,ha” which convinced us he had deleted the lines on purpose. Though everyone (including the tenants) have said that they would be out of the house by the end of April. They are now saying the end of May, I wish I could believe them.:(

Ever the optimist;) Obviously they are not going to do the middle of July, as they will be getting ready of August, that’s out because they will be on the beach and you know what it is like when you get back from the hols. My money is on October.:(

Sorry you had this bad experience Mark.When I've posted before I've been 'ticked off' for being too negative about not trusting agents/sellers etc,etc.Adriactica was more critical than me but now he's left I sometimes feel like I'm being a wet blanket.
I'm trying on my web site to put the message across loud and clear just how much caution you need when you buy in Italy.Even if you appear to have had a good experience buying with no problems once you actually start work or move in to your house often major problems become apparent as we've seen on this forum.

Exactly!! I don’t say all Estate agents are B……ds, I just want to warn people what can happen. I read the complaints about negative posts and thought ‘So what do you do? Walk in to the deals with your eyes shut?’. Most agents are really great people, look at Marc……Ok bad example ;) :D

If I had remembered about the 150 euros a day that will be deducted from the purchase price, I would have put my money on tomorrow! After all, this is a house in Italy, being sold by Italians! Nothing moves piles of Italian paperwork like piles of European dosh! :D :D

No, none of you are the only people to keep the profile up of dodgy agents, it's what I write about most on here! Wish we had had 150 euro very every day our agent delayed our purchase, 9 months! Would have nearly paid for my Trullo!

We have raised these issues many times on this forum and I guess we will continue to discuss them.

While some people want 100% guarantees and do not feel comfortable with any of the unspoken rules of buying a property, there are many others who still get carried away by the dream and commit to a purchase on impulse without taking any precautions.
Although things can and do go smoothly, there is also plenty of scope for getting things wrong. Most of the real problems or disasters are inevitably down to not knowing the language or culture and making false assumptions about ones legal rights.
As I’ve said on many occasions, anyone can get caught out and it pays to be prudent and not to sign anything or hand over any money until you are totally happy. There is nothing negative or alarmist in this. :) [/LEFT]

I do agree that these experiences should be shared, and I have been amazed at how sanguine Markcarter has been about his mini disaster story! There is always a potential pitfall which hasn't yet been seen by even the most experienced property transactors, so it is good to hear of them all - even if (hopefully) none of them occur in another transaction.

Being someone who wants a receipt for a 5 cent rubber band, handing over €18,000 to what seem to be at the moment...a bunch of clowns. Is a bit like saying 'You know that donkey kicking him in the head had absolutely no effect...now can some one go and get him, he is talking to the trees again' That is what I feel like at the moment.:eek:

Mark, you really really aren't the only one and it is so hard to explain why, why did we sign that day when in our hearts it felt wrong, something was wrong. We spent the night justifying everything, we had asked loads of questions, all the right questions, there was even a clause that said subject to searches but we knew it felt wrong and yet we still signed!
We are happy now, we have our little Trullo but still think over and over again why did we believe them and what happened to Mr and Mrs Sensible on that day!

I like to think I'm fairly level headed and a good judge of character but it seems that when buying in Italy all of that goes out the window!
We had great agents who have continually proved themselves as good guys but on the day we went to sign the final documents and hand over the dosh we were told the 5 oldies of the family we were buying off couldn't get in until the next day.
As we were returning home the next morning we were left with the decission to either come back a couple of months later - the earliest we could get back or hand our life savings over to a relative stranger who had connections in South America.
Yes you've guessed it we chose the latter!!!!
OUr entire life savings in cash was stuffed in a carrier bag under the agents desk for safe keeping until the next day! After much kissing and Buon Natale (it was the week before christmas) we drove to Rome to catch our flight home wondering what the hell had we done.
The next day we received a text from the agent saying the house was ours and later the same day we were e mailed photo's of the oldies all signing the agreement. Everything was fine, we have had no problems and our relationship with our agent is still great.
But would we have done this in the UK - certainly not. I think the Italians must put something in the water that addles our brains!
Still allswell that ends well so good luck Mark I'm sure it will work out fine

Never ever drink the water. It might be that they put something in the grappa as well. But at least you wake up not being able to remember what you agreed to the night before, so you don't have to worry..Well until the eighty-year-old widow from down the road turns up at your door with a smile and a very revealing dress on. So then you have to drink to forget that...kind of a vicious circle really:(
