1395 too much for an agent fee?

I recieved this in an email from a prospective agent today : "Non ne abbiamo mai parlato pero' la mia commissione e' di 1500 € poi magari visto che mi sei simpatico facciamo un po' di sconto."
Is this usual, to have a standard fee, I thought they took a percentage of the value of the house...

It does seem unusual, and rather low! Are you sure that he is quoting you an agency fee, or is this fee for referring you to another agent? Is he a regular agent, or just someone doing you and the vendor a favour by putting you in touch with each other? Or maybe its just a very inexpensive house.

thanks for replying, he is a regular agent, the house is VERY inexpensive, lots of internet research has paid off and with a bit of luck i should have an " abitabile" 3 story house in tuscany for less than 40,000 euros... not actually been to see it yet, but fingers crossed its not to good to be true.

Sounds ok to me given the low sale price ... like having a 3% to 3.5% commission.

Yeah it really is, lots of hard searching paid off. The villages around Aulla are still relatively undiscovered and you really can pick up a bargain. We signed the proposta on the weekend for a beautiful stone house in bagnone with 1 bedroom, bathroom and kitchen + 2 room cellar, garden and parking space for e34000 + e2050 agent fee (inclusive of geometra) + a notaio fee to be decided. I estimate the renovating costs at around e20000-e25000.

The area is absolutely stunning and I'd recommend anyone thinking of buying in italy to think about it.
