311 Purchase Tax & Property Classification - Unita Collabente?
Hi,
I am buying a property in Arezzo and the property is classified as 'unita collabente'. I understand that the purchase tax is 18% for agricultural property and 10% for urban property (for those not taking up residency). Does anyone know if unita collabente falls under agricultural or urban? I ahve asked my agent twice and am having difficulty getting a response.... any help much appreciated!
Unita Collabente is a term that describes the condition of the house. In other words unita collabente means a rudere (derelict property) that is in need of renovation. It has nothing to do with being either urbano or agricolo.
The tax you pay will be based on the value of the building as recorded at the Catasto. Since there is no index for properties classified as unita collabenti, a nominal value will be applied to calculate the tax. Any land that comes with the house will be taxed separately at the standard rate.
The amount of tax you pay for the land is again calculated from the nominal value recorded at the registry.
