4064 Deeds

After you buy a property in Italy, how long does it generally take for the completed paperwork [deeds] to get back to you?

We completed last Friday and they said it would take about a month for the paperwork.

I'm waiting 2.5 months so far. Eager to get the details so I can pay the ICI! :rolleyes:

Notice that I did say, that [U]they told us it would be a month[/U], not that it would take a month:D .

They also said that I must get my residenza within six months.

Six months!! No problem, it's ages!!

Ooh I have to change the name on my water bill first?

Arrrgh.. To change the water, you need to see the deeds of the house?

and I also have to get the old owner, who will not even speak to us any more, to come to the office and complete a form?

Why do you only get 6 months to do this?????:(

[LEFT]not to worry you but its quite important to get a copy of the deeds from the notary who acted when you signed the final act... the reason why is that even though you sign and pay at that stage the house is not legally yours until the notary pops out and registers the change... the easiest way to confirm this is to have a copy of the deeds in your name faxed/email attached or whatever up to you...in fact insist on it within the month... otherwise they have your tax money you payed sitting in their bank accounts making a little bit ... without registering the change and paying the tax... get on to your agents and tell them you want the copies tomorrow.. otherwise you will phone the commune and ask about the delay... .....it took us about 3 mths & even then they needed an slight amendment :(

Could anyone enlighten me?

In order for us to change over electricity and water (run by the same company here) we needed to show the deeds. We also had to pay to change the contract - not a huge amount, but an extra cost.

Why do you need the ex-owner to complete the form? Sorry if I haven't understood properly, but we could change the paperwork without the ex-owner's signature.

Our notaio told us that we would get the deeds in a month. In fact, it was more like four months, and our estate agent couldn't get us a copy of them either. We were told that the hold-up was not with the notaio, but with the agency that register property ownership.

I thought you had 18 months to get residenza - not six. Six would be cutting it fine with Italian bureaucracy! It's taken four months just to change ours from Rome to here.

The sale of our house through House Around Italy was concluded in December and I picked up the deeds from their Office in early February.The taxes and notary fees were half of what I'd expected so I was very happy.

One thing to note though a small part of my British address had been left out.Not enough for a letter not to reach us but it may be worth making sure your address is correct although how one goes about that I could not say!!!

I have no clue, maybe I just went to the wrong window, next time I am sure I will be told something else:D The answer to so many questions has been to ask the owner, which is really frustrating when the only way you can get her to answer the phone is by using a number she does not recognise.:mad:

I bet you are right about the 18 months instead of 6, it does sound a bit more realistic

When you are present at the rogito, the notary should ask you to check that all your details are correct on the atto. If he doesn't and tries to rush it through, insist on checking that your name, address, date of birth, codice fiscale and so on are all correct. If any changes need to be made the notary can get his secretary to type them up before anything is signed.

So - I'm very pleased you completed within June.....I have a vague recollection that I took a bet on this time scale (in an earlier thread) and that you owe me five euros!! I will release you from this obligation if Italy win the World Cup :)
I'm very happy it all worked out for you with the house, and wish you many happy stressed out hours in Ikea - Anagnina is streets ahead of Bufalotto - believe me - !!!!

Thanks, I hope my money is safe;). But I don't believe you, I am a Bufalotto man. Apart from it is only 20 minutes away, you can always find parking, though I admit to losing the car twice after coming out. As far as I am concerned the only thing Anagnina has going for it is the telephone box where you can go to stare at the smokers, it is better than the zoo, not even I am that desperate for a fag.
