Hi, re planning permission, you can have your planning permission and do your work when it better suits you, the thing you want to keep in mind is to have the planning permission done by a profession and point to him that you are planning on doing the work in the next 1-2 years so he can check at the local council if in the next few years your area is in the process of been effected by the new piano reolatorio, a professional and local geometra would be able to provide you with the right information about the area and the right legislation and regulations. The tourist resorts are improving, massive campaign in promoting the abruzzo, more and more business are advertising properties in the region the prices are going to raise, I don t think there is going to be a massive increase but it would be harder to get affordable nice properties in easy access location. Good for the economy and for region.

Hi,
I have just joined the forum and finding the subjects not only facinating but informative .We are coming to Abruzzo in July and like others hope to find our dream home because prices are cheap for Italy.Having never been to Abruzzo and wanting a property where it is warm ,quiet yet with all the facilities any Ideas. Always open to suggestions.

Hi Trish
You wont beat Abruzzo, in my opinion but its where I have chosen to live and there are lots of other parts of Italy that others will recommend.
Wherever you choose the advice must be piano...piano and let your head make the choice not your heart.
Easier said than done, but do try.

I would urge all potential buyers to be very cautious,particullary when thinking of Abruzzo.Although I think the place is wonderful!
As I said before I just do not see that prices are going rise there hugely and there are tons of places that need work for sale everywhere.The only market for these places is with Brits or other Northen Europeans or Americans as locals do not want them so please do not feel you should make a rush decision.In the property section of this site theres an old ruin for sale for 55,000 euros(!!!) in Manoppello probably no electricy, water etc. I bet the owner would be delighted to get 25,000 but as sure as eggs are eggs someone is going to come along and buy it at 55,000 having been talked into it by the agent.Madness.
We are at the boring tedious stage of waiting to get planning consent and as we live and work in the UK its taking its time.I phone our geometra regularly but we seem to be going forward very slowly.If this is going to drive you nuts stay out of Italy!!!Or buy a new place!

Spot on Manopello
A house across for us went up for sale for about 50,000 euro, which I thought was over priced but it does have alot of land, they asked my mum to see if anyboby in England was intrested, once my mum started taking picture for me, her Grandchildren change the price to over 100,000 euro.
Our house 55,000 euro it started in the high 80's.
Repair and running cost up to Dec 2005 £5,500.
A qoute from a very wise Italian builder I met. "If the Italian could make more money from restoring the properties before selling them to you, they would, we get all of the benefit with none of the risk".

I have a contact with an estate agent who is competent, reliable and speak English, they also reply to e-mails, which is still rather unusual for Italy (I usually have to call people on the phone to inform them that I sent them an e-amil and they should check their mail...).

They have several good properies at current prices and are fairly thorough in advising about best areas for investment etc.
