9983 how much should i ask per m2

Buona sera!
Our house backs onto the apartments of 2 people and they both want to buy rooms in our house to knock through to enlarge their properties. We do not know what to ask. The rooms total 46m2 and apartments for sale in the local area range from 230,000 for 35m2 to 160,000 for 80m2 to 200,000 for 65m2, but how do we value 2 rooms? they are nice with marble fireplaces and old tiled floors and in historic centre.
How do we judge and who can give independent advice? is there a going rate per m2 in different areas? Also we don't want to fall out with either and don't know who to choose. The money would be very handy to refurbish our house.

Ask both neighbours to make their best offer - see what they come up with.

the best offer sounds a very good approach, it may be worth preceding that with a little softener about the different valuations, which for that size property are over €3,000 m2... just so they know that you know.....

Then double it as a starter to negotiations

Then pretend that the first neighbour has offered you triple what the second neighbour is offering you. :bigergrin:

if we sell these rooms, will we have to pay capital gains tax on them?
Does anyone know? this is not rented out but we are not resident and have had it around 4 years

I'd be pretty cautious WendyE. Do you know if the commune will allow you to sell off part of your house, are there legal ramifications, will it affect how your house is registered and taxed, considering it won't be the same house anymore? I'd look into these aspects first before agreeing to anything with your neighbours.

As for determining what price to charge....would a geometra be able to help on this?
