Hi all - we are in the process of buying a pied a terre in Bologna's centro storico in a building that is approximately 250 years old. The apartment was recently renovated and is in excellent overall condition.
Thank you so much - this info is very helpful! Is there an "industry standard" method that architects use to determine how much their fee will be? In other words, do they usually base their fee on the estimated number of hours of work, or on a percentage of the estimated cost of the project? Or do they charge a flat fee for each phase? Just curious...Also - does the architect recommend the Geometra, or does the client find a Geometra? Who chooses the team that does the actual work (e.g., the demolition, the plumbing, the painting)?Sorry to have so many questions, but it's really helpful to talk to someone who is experienced with the process!
Thank you! I will contact him. Do you know how architects are compensated in Emilia-Romagna? Is it a percentage of the cost of the job or a flat fee...?
Thank you! I did not know about the geometra. l'Ordine degli Architetti sounds like a good place to start! In addition, our agent has just recommended an architect, and we are waiting to see her portfolio. Does anyone know about the cost per square meter to renovate in the Centro Storico in Bologna? This will be our retirement home for several months a year, so we plan to do a reasonably nice (but not crazy extravagant) renovation. Probably should have done some research before getting ourselves into this... :-)
Ho chiesto L'Agenzia dell'Entrare se potrei avere un nuovo codice fiscale (con il mio cognome da sposata), ma mi hanno detto "no." Adesso, penso che sia stato meglio - cambiero' il mio passaporto.
Hi Ugo - I have the same problem. My codice fiscale is in my maiden name. My husband and I were in Italy last week and went to the Agenzia dell'Entrate, but (after many attempts) they told me that they couldn't seem to change the name on my codice fiscale, or give me a new codice fiscale. They told me that I need to go to the consulate, but it sounds like that won't help. Do you have any suggestions? We are planning to complete the purchase of an apartment in Bologna in a month.

Wow! Le leggi negli Stati Uniti sono molto diverse. Grazie mille for il consiglio!
Grazie Ugo!! Allora, l'unica soluzione sarebbe cambiare il nome sul mio passaporto al mio cognome da nubile?
...and the consulate is telling me that the maiden name on my codice fiscale can't be changed. So maybe I just need the certification?
