Hi V.
If your friends do decide to sell, I wonder if their estate agent would market it as 'abitabile'. :laughs: We all know it happens all the time,

We have friends an English/Italian couple who bought a complete restoration property and in the space of just over a year turned it into a lovely house with two apartments attached, no problems, excellent project manager. So it can be done.

Anything is possible if you have the money to spend.
Sanity? Depends on the viewer. If it costs 1000 Euros per square meter that's 600K plus whatever the value of the property. If it turns out to be worth only half that?
But if a person can afford it and not worry about the value sanity isn't a question.
What do they say about the rich? They aren't crazy they're eccentric?

Lets hope any "crazy foreigners" do their home work thoroughly before commiting to this "nightmare renovation" !
