Has anyone else had problems with house purchases, or can I claim the 'chump of the year' award?
Nope! You're the first one this sort of thing has ever happened to. I'm shocked and astonished!
It must have been pretty bad (or the chap very badly connected) if he actually did time in prison for a building infraction.
Welcome to Abruzzo. Hope you soon have a bit less excitment in your life.

Hi Barn_elms
We're nowhere near but I wish you all the best. The only piece of advice I can give is to develop the very necessary quality of patience. I have found that 'things/problems' do eventually get sorted out but they take time..... sometimes (sorry...) years.
But we discovered from friends that so so many houses are non-legale, and have been for years but life continues, etc. The Italians seem to have a very different view to illegal building. One house in a nearby valley - a very pretty yellow cottage is registered as a 'bee-hive' colony- there certainly is lots of life there!! And when we spoke to the comune architect about our building she said that buildings in the country spring up like mushrooms. They had difficulty in controlling it. Although, and a big although the regulations are a good deal tighter than they were.
Your 'name' reminds me of Suffolk, thanks for that.
And like you I really count my blessings that I am living here, there is nothing that I want to go back to the UK for,, except quick visits to family and friends and a bit of shopping,

Hi - did you buy an operating business or establish it? I ask because we have thoughts about doing something similar and would be interested in the pitfalls.
We're in the process of buying a property at Montebello and I worry a bit when I read stories about the surprises (horrors?) in store for us.
A quick question to others - I've applied for a mortgage in Italy and I'm told verbally that it will be OK'd, but seems to me they haven't asked enough questions - well, not compared to Australia anyway which is where I come from and we plan to be for half of each year (stll have to earn a living and my job is there, though I can work online for part of the year).
Not that I'm hiding anything re mortgage, it just feels a bit flakey and I don't want to get in deep re purchase and deposit and then find issues.
Welcome to the forum, your project sounds really interesting, please let us know how you get on. Shame you are rather a long way away from us, but good luck.
