There are all kinds of agents, good ones and bad ones. It is obvious that if the selling market is tough the bad ones are going to desperately try to do something by contacting those potential buyers that they had on their lists. I have heard that most EU property is about 20% overvalued.... so by negotiating that sort of reduction you are only paying the real value of the property.

The issue though is the price that they were reduced from. Interesting that this marketing angle is being taken

Thats interesting, but they would need to reduce the village and castle for sale in Marche by a few zeros!, or shall we all club together?.

In my long quest for some land, I have just received probably the "best" photo from an agent in a long time.
Difficult to understand why agents are struggling isn't it?
Then again, at least he responded I suppose.

Your spot on! Same here.
We have been looking for somewhere new for over a year (based in Italy) and the agents were terrible. Now they call us.
I think its great news as the agents get 6% (3% from the buyer, 3% from seller) for doing nothing. Many do not even put photo's in their window let alone update their website.
I would also note that many of the places we saw a year ago have either been taken off the market or are unsold. We are getting calls with 20% negotiability on places they stated were not flexible.
