what i really mean is agricultural land ...

most people will know already that generally in Italy... depending on various bits and pieces regarding location and designation... say national parks ... it is generally accepted that if you can buy a field of 1 hectare in one piece you can get permission to build a house...

already various comunes have changed this to make it now the law that you have to have 3 hectares in one piece in order to build.... am not sure how many... i know of at least two...but i also know of others that are considering changing to it...

my point...as usual i take a while to get there is that it occurred to me that someone might well buy a 1 hectare plot in order to apply for a house to be built on completion of the sale paying a premium beyond the normal agricultural land rate... and then find the comune has had a meeting and introduced the new requirement.... land worthless and no house could be the result...

have not had a lot of time to look into all this but again i think this is the sort of situation where it would pay to have a solicitor who will contact the comune and get written confirmation that goalposts are not about to be moved before planning permission has been submitted and approved....

so... its another question that needs to be asked amongst many ... also when buying in this sort of way in order to build get the volume per sq meter allowed by7 the comune...this can vary ...and does... but also take into account say that when these values are given that it applies to the habitable area not to areas underground,garages, workshops etc... so a seemingly small figure can allow you to add in cantinas , work kitchens and stores... adding up to a much larger property ...

How much one can build is different from one commune to another. Where we have our house (Ceglie Messapica in Puglia) one must have at least 10 thousand square meters to be allowed to build. And then the maximum is 210 cubic metres. Other communes have different rules regarding size of plot and buildings. Some communes in Puglia even has 20 thousand square meters as a minimum.

But there is a hitch. If the person you are buying the land from has several plots of land, he may have used the quota from “your land” to build on another plot. It is necessary to bring in qualified help to make sure how much, and if you can build, before you buy.

I think you'll find some regions tougher then others. Does Marche allow any green field building?
