9881 What Italian buyers vs. foreign buyers want.

I read the Bidet-less? thread on the building and renovation forum with great interest.
As I would like to build a rural house I want to be able to appeal to both Italian and foreign buyers should I have to sell in the future. What should I look to include or exclude in the design?
Do foreigners when renovating/building properties unknowingly put Italian buyers off by not including specific aspects that Italians require in their houses or are the two tribes so different in their requirements that they rarely meet?
Any other aspects that experienced property dealers can shed light on?

most modern Italian houses built in the countryside for Italians will include these extra features... a modern fully fitted kitchen with enough room to have a table to eat breakfast at ... but in general never used... at least one master bedroom with bathroom plus bidet...as you have noted... and no more than two beds sharing a bathroom after that... lots of marble and or shiny granite.... on stairways ...window sills... aluminium window fittings in general... with maybe wood .. insect screens and shutters... a fireplace in a living room and if poss a dining room or at least a separate area within a large living room...

then there is what i would call the real family part of the house... this involves having a fully fitted larger kitchen with space to sit either in or off it at least twelve.. which is small more likely twenty people... industrial type kitchen appliances... another open fireplace for grilling meat ... a pizza oven in the wall ... a further bathroom with bidet... and a further family living area or if not space in the kitchen for sofas etc... in all kitchens makes sure there are tv out lets , a satellite dish with multiple outlets and Internet points... a cantina/store

covered areas outside on two sides of the house to enable people to avoid sun in mornings and afternoons... a carport not necessarily a garage... they would convert this anyway into something else... a sink somewhere outside ...generally the old clothes washing type... and maybe an outside meat grilling fire...

i would suggest also that an alternate heat system to mains is now almost a required thing and would make any house more saleable... geo,pellet depending on what you can afford ... and solar tubes for water...

finally electronic gates... video controlled entry and alarm system...they do love their alarms...

I also think the loation of a rural properties differs depending on the market. Italians seem to prefer property on main roads and lanes whereas foriegners often want more secluded properties.
