[COLOR=black][FONT=Arial]I'm presently in the process of purchasing a small rustico house in the Veneto region near the Treviso area. As usual the property is in need of restoration. I've already received a preventivo from a local builder for the works that need to be carried out, est 180k for about 200sq/m. Although after checking the preventivo provided its pretty vague!! Therefore someone advised me that I need a [/FONT][/COLOR][B][FONT=Arial]CAPITOLATO TECNICO[/FONT][/B][COLOR=black][FONT=Arial] to tie the builder into a fixed price contact and time frame. [/FONT][/COLOR]

[COLOR=black][FONT=Arial]My question is:[/FONT][/COLOR]
[COLOR=black][FONT=Arial]Do I need to seek an independent geometra to formulate a [/FONT][/COLOR][FONT=Arial][B]capitolato[/B][/FONT][COLOR=black][FONT=Arial] of works?[/FONT][/COLOR]
[COLOR=black][FONT=Arial]Or could I stick to the builder's own[/FONT][/COLOR][FONT=Arial] [COLOR=black]geometra to formulate the [/COLOR][B]capitolato[/B][COLOR=black]?[/COLOR][/FONT]
[FONT=Arial]Will the visit by the geometra automatically tie in a soprulluogo and a perizia?[/FONT]

Is your Italian good enough to understand fully the preventivo? It should be quite detailed as it looks as if you are going to be having everything done by this builder.There should be a description of work and materials used at the very least.

I'm sure you have checked but if you want to retain the original features of the property are you using a builder who understands this type of project?

We've learnt the hard way just how difficult restoring these rustic houses really is and we've ended up doing most of the tricky jobs ourselves only using a builder for labouring jobs/roof etc and its work out well so far.There are some great builders about but they are usually booked up for years in some areas.
