legge 112/2008 art 13
cancels out the need for all new buying selling contracts to have the compliance in... it was a bit of a nightmare for older property owners and was basically a way for technicians to take a one day course and become registered in order to provide certificates for a few hundred euros....
anyway the sicurezza impianti certificazioni part of the law relating to sales here in Italy has now gone... on second hand properties... new builds will have their own certificates anyway... rentals not sure... we do not do them...
be aware though that laws change often here... this one lasted less than six months....and things are always best checked with a competent person of your choice

I think that, in a way, it is a pity that they have cancelled certifications (although, if the people signing them were not competent.... it leaves much to be desired.....) In France, those certifications are absolutely necessary if you want to sell a house. Things such as the presence of xylophagous insects, such as woodworm and termites, presence of lead in old paint work, whether the electrical implant is up to the latest norms, even energy saving efficiency of the house.... all that has to be checked and certified by experts and I think that this gives peace of mind to both the buyer and the seller.
A good idea, but it needs to be well implemented.
Meanwhile, and as you say, to get a competent person of your choice to check the house is an absolute must.

Thanks for letting everyone know about this. Very few of us would be up to date on anything to do with house purchase and regulations without your posts.
