ive tried some onlinesites,but the translation is as confusing as the italian..haha!

I'm afraid there as not a free or cheap, RELIABLE translation service. I guess that you are buying property from your questions on here (this and the condono question), I would suggest - really, REALLY strongly - that you get in touch with a decent lawyer - an Italian qualified one. Otherwise, I would be concerned for what you may be getting yourself into, if there is a condono question involved...

Beware nothing's ever free and if it's cheap you may well end up in the caca! Be prepared to spend a sensible amount, after all you'll be spending a lot if you go ahead!!

Nardini and Noble are right, you will not get a correct translation of a legal document unless you employ a translator specialising in legal documents and they are not cheap. The advice regarding a bilingual lawyer is also correct, as he/she will be able to better explain some legal expressions which are difficult to understand even in your own language.
Also, "condono" means remission (of a debt, for instance), but you have to translate the whole sentence to understand the full meaning.

A [I]condono[/I] in property matters usually refers to the retrospective authorisation of something that was originally not lawful (i.e. it was [I]abusivo[/I]), for example putting up a building or an extension or making a change of use without planning permission.

As suggested above, get a proper translator!

Sounds like you need an Italian lawyer with a very good command of English and he will do all the legal stuff for you. If your command of Italian is not good then it could be argued that you did not understand the documents you were signing and thus the deal is invalid and heaven knows what could follow and in any case the notaio should not allow things to proceed without being assured first that you have a notarised representative acting for you. Yes I know it costs an arm and a leg but you will have peace of mind
