ps - capital gains is payable on all property if you sell it within 5 years and it is not your main residence.

Don't forget - when you want to sell your place, it will not be 'new', and you could lose money.
. [you only have to look at the second hand property market in Spain to see what can happen]
It could pay to buy an older [but I don't mean really old] property.

I agree with all the above and I would add that in an older property it is easier to detect any possible problems or defects. And I would never buy off the plan.....

I think at the moment there are probably greater 'bargains' to be had in new build properties. There are quite a few developers who will be very anxious to get some stock off their books, and will be discounting heavily. Also with a new-build you frequently won't have to pay any estate agent's commission, and the 'survey' question doesn't arise since the building will effectively be guaranteed.
However, I'd only buy a new-build if the development where it is situated is complete.

Nothing wrong with buying slightly older property, ours was built in 1987. There is chance for defects to show up and for you to make sure they have been put right! Take your time the right one will show up.

we are looking primarily at La Ciaccia possiibly Castelsardo, we are based in NW england so flights to Alghero from Liverpool are our main option we have looked at La Muddizzia but it seems expensive for the location and Stintino which also seems very expensive although it has great beaches although in our opinion that does not warrant the prices (for us anyway) ideally we want an affordable holiday home with easy access from Alghero, very near he coast and a sea view would be a bonus
We saw a few resale properties and a couple of new builds that have tempted us but dont quite tick all the boxes and as we are not in a great hurry we didnt make any rash decisions :smile:

Hi there, unfortunately when we were looking in the north of Sardinia we just could not afford the high prices and so decided on the south. But quite often we do fly into Alghero or olbia which takes us 2-3 hours as the roads are very good. We are near to Muravera and prices start from around115 Euros for apartments (depends on what you are looking for) Costa Rei is now very expensive to buy and I would imagine Villasimius is also increasing. We bought through Bet Delta.it who were very good.It does really depend on what you are looking for and convenience of the airport but the cost of living is cheaper in the south and the climate particularly in the winter is better. We bought new by the way and would say there are more incentives for buying new but obviously if you wish to have a house with character then there are quite a few old ones for .sale. Hope you are successful and you will not go far wrong choosing Sardinia w

why do people say dont buy off plan? is it because yop cant actually see what you are going to buy or are there other reasons?

In my opinion to buy off plan is a bit risky at the moment, many building companies are right now in financial trouble and there is always a chance of collapse without completing the building. Also, as it is the case of new buildings, you cannot detect any problems and defects which you can easily see in a house of apartment which has been finished some time ago. No need to buy an old building, there are relatively new properties around.

From the 'security of investment' point of view there isn't a big problem buying 'off plan' in Italy: the historic horror stories to which Gala alludes (developer going bust after having squandered your deposit on a mistress and a Ferrari!) can't happen any more because there have been various laws passed to protect the interest of the buyer. (Assuming the insurers don't also go bust.)
However, often developments which are being sold 'off plan' tempt the prospective buyer with alluring illustrations of wonderful pools, golf courses, etc etc. These 'frills' often don't come to fruition (either because the money runs out, or the comune refuses planning permission). Also, buying 'off plan' - even if everything goes perfectly - can (certainly in today's climate) mean you have a finished apartment in the middle of a building site.
I certainly wouldn't entertain buying 'off plan' today: however honest and well meaning the developer might be, he hasn't got a crystal ball any more than you or I have.

The simple answer is that agents make more money selling new property. Its like cars - as soon as its out of the showroom its worth less!
