10405 Approaching a seller and facilitating a sale

Have you asked the neighbours? They usually have that sort of information.
The notary or a local geometra may also help.

What you really need (IMO) is an estate agent. You could negotiate a fee with him for his services as researcher and then facilitator. They aren't all rogues.....!

On a purely "find the owner" perspective the full extract from the catastal should tell you exactly who is the owner or owners (including banks with fiscal interest). Any notary will have the ability to access the computerised version to establish this.
Also visiting the anagrafe in the commune (where the property is located) should get you the name (if they are friendly) or you could ask them to pass a note on to the owner.

If you have the address and the name of the owner, why not send a letter?, or as Gala says, ask a local geometra. If the house is already on the market through an estate agent, you may avoid paying fees yourself, but the vendors may be tied to an agreement with the agent so may not get advantage by selling direct. Don't be surprised if they ask you to split the agency fee.

Where abouts in le marche? We're in montalto,south marche and our geometra would be the one to assist in a matter like this. Happy to reccommend him depending on where the house is exactly. A good geometra is a treasure, in our opinion. Ours has saved us from many a pitfall and my husband always laughs at the size of the piles of paperwork on his desk(all ours)

Thanks for all the advice everyone. Should have said that it is a ruin without any immediate neighbors and no sign of any agents. Debbie, we will hopefully be in your area so I will contact you if we need a geometra. As a matter of interest what is his name?

I have found the best option for pursuing this and will let you all know what happens

If it is a ruin, I would get a geometra straight away to check on its condition and to see what can be done before approaching the owners with an offer.
