Could anyone let me know the implications of renting out your property long term in Sardinia, what length of lease would be expected, would I be able to charge a returnable bond (the property is furnished to a high standard) what tax would I have to pay (this is my 2nd home) would the tennant be expected to pay the IMU and all utilty bills and rubbish collection etc etc. Many thanks in advance for your kind replies.

If the property is furnished you can techincally only offer it on a contratto transitorio (up to 18months).  Your rental income is taxable in Italy and needs you to complete a tax return in Italy.  The tenant would pay utlities - they would be trasnferred into their name.  The IMU remains at the charge of the landlord.  The rubbish would be at the charge of hte tenant.  The contract must be registered at the Agenzia dell'Entrate with the due fees and stamps.  A returnable bond is allowed, but when you return it you must add interest to the sum. 

Thank you, the property is fully furnished, I was wary of letting it on the 4/4 lease, it seems a long term, especially as you don't know your tenant, I feel easier knowing I can let it with a lease up to 18 months, do you have any idea on the fees - we have totally refurbished our house, new plumbing,electrics,bathroom,kitchen, and paid for all the necessary certificates, we have now been told we need another certificate costing aprox 250 euros - to proove that all the above has been done - only in Italy.Onc again thank you

YOu will need an APE - your energy certficate and that and the catastal data must be written into the contract. The fees for registration are 200 euros, tax stamps fo 16 euros for every 4 pages and a percentage of the annual rent. Fees to be paid by F24 prior to the registration of the lease.
