Just remember to check whether your attic is classified as Storage on the comune plans. If you want to change this to bedroom space you will need to apply for permission and pay a change of use tax. You could of course just ignore this and make the changes but it will come up if ever you sell your house in the future.

Hello,What have the builders quoted for?They need to remove existing tiles and dispose of them, then retile the roof ....correct? Have they include the cost of assembling saffolding and a pulley system or small crane?Is insulation and subsequent ventilation included?New roof structure and other timber work is all excluded.....correct?

It sounds an awful lot of money to me, however the figure in my head when I posted was 25,000 and was from reading a few years back (5-6 years). Perhaps we just live in a different world! Saying that we moved in the UK a few years ago also and a roofing job way North that would have cost well under £1000 was near of 3000 in Yorkshire!!!

Hi the cost figure I posted of €34,800, was including substantial structural timbers, but excluding a load of copper flashing and guttering.The cost was received in a competitive tender bid from many different builders, all of whom need to be relatively big companies as they needed to coordinate the whole refurbishment of a house from roof, windows, facade, plant and external and internal finishes ....therefore I imagine if you find a local company who do roofs you may find a cheaper quote........which brings us back to your original question....I personally do not know any builders in Abruzzo, as I work in the north of Italy. Possibly you could find an English speaking “tecnico” (Geometra, Engineer or Architect) who could run and manage the tender bid process from selected and suitable small local companies....the idea being that you spend money on the tecnico to save money on the building company, but I do not know anyone in Abruzzo.....I know some architects in Fano, le Marche, or Bari, Puglia, but they are both too far away for you....I am sorry.

You'll also find that the law has changed and that now you must put a safety bar on the roof - which has a cost of about 600 euros. Because you're doing the work with at least a SCIA you will also need a company which can supply the DURC and all the other related health and safety stuff.

Is the 'safety bar' to do with earthquake prevention measures ?. When we start to repair our earthquake damaged house this year we need to do some remedial work on the roof (not a whole new roof) and just wondered whether your comment related to seismic prevention measures ?

Some current prices for some roofing to be done shortly by a small, local builder in a rural area. Smaller roof than yours:scaffolding €10/m2 (scaffold area of course, not roof)removing tiles, new tiling incl bit.felt and just 50mm insulation €50/m2Flashings €27/mGutters, edge trims etc (in prepainted steel) are separate.Do you have unit rates?

Disposal of tilees can be hugely expensive depending on your comune. Its an inverse logic, that to stop builders rubble being chucked on the roadside the comune charges a fortune for it to be disposed of property. If you keep your tiles for making cocciapeste or using for edging flowerbeds/lawns you will save some money.
