Hi Ewen and welcome to the Community. San Casciano in Val di Pesa is a nice area in general; however, without further details and the precise location it is impossible to ascertain whether it is a good investment or not and I do not think that anyone in the Community would dare to give you that kind of opinion. The advice is always the same, visit as much as you can the area you like, look at facilities both for holidaying and permanent living, compare prices with similar properties.... There are also personal factors to take into account, whether you like the property or not and whether you see yourself living there.Whatever you decide to do, best luck and wishes,

Thank you for replying Gala and yes I suppose it was a long shot I do love the place and town just wanted to make sure I was buying into a well thought of area generally I suppose. Hi EwenAt the moment the Property Market in Tuscany is very stagnant so you should be able to drive a bargain as most Estate Agents (no matter what they say to you) are desparate for Sales. If you have a price in mind don't waver from it as the Mountain will come to Mohamed.......Good Luck

Good advice Gromit.Property prices on registered sales (ie actual prices paid as opposed to EA listings ) are slowly but surely deflating in Italy, as elsewhere, on the back of low and falling transaction numbers and contracting economy. As a very general piece of advise, not knowing your situation.....I would say that at the moment, If you cannot negotiate at the very least minus 20% from peak 2007 prices I would seriously consider walking, as there will be plenty of other very good opportunities out there. This is the mother of all buyers markets!Good luck!
