1631 Advice on selling in Puglia wanted

Does anyone have any experience of selling a property in Puglia without using an agent? Can anyone tell me the best magazines/newspapers to use in the UK. By the way, I have emailed `Italy` mag about a classified but, so far, no reply. Any advice from anyone who has sold here would be appreciated.

I am surprised Italy mag have not contacted you, they've just run a feature on buying in Puglia, good luck with your sale...

Thanks GeorgeS. I think I`ll have to try again with `Italy` magazine - I imagine they might be my best bet. Thought I might try the Times `homes` section too.

Hi Hazel, I would consider any magazines about Italy or how about local papers where ever your friends and family are based. Just keep spreading the word.

Can I also suggest you try the London Standard [the old Evening Standard] Homes and \Gardens supplements

They have a small section on 'Overseas' property sales [usually for the Italy bit its a few agencies], but there is also a 'Private Sales' section where owners often advertise overseas properties.

It has the advantage that the prices of Italian properties look interesting when compared to the prices of 'the 'South of England' properties that also are advertised.

I don't think the cost of an advert is too high, you can include a photo, and the circulation figures are quite good - could be worth a try

Thanks for the advice. I think I'll seek out the London Standard website (or whatever it's called - messages disappear when you start to reply and my memory is like a seive!) - great idea. I particularly like the idea of prices being compared to the SE of England!!

are you leaving Puglia? As we are about to move there, just wondering why?

No we`re not moving away - we`re just becoming more permanent and buying a proper family house. We want to be a bit nearer the town in order to make taxi-ing the girls round a bit easier and a bit more space so we can unpack finally after spending a year in what we bought originally as a holiday home. Good luck with the move to Puglia - I`m sure you`ll be able to make it work but expect a few ups and downs on the way and don`t get disheartened.

We`ve elected to sell ourselves because agents are quite expensive and they usually charge both the seller and the purchaser plus we feel fairly confident about handling things - have got to know a solicitor and a notaio quite well so, hopefully should be ok. Also, when we were purchasing we didn`t find the agents very proactive - we often contacted them after long silences, only to find that they did have things that would have interested us but they hadn`t let us know. Maybe we were just unlucky with our choice of agents - although I think we must have used most of the local ones here. However, we`re not in a desperate hurry so we can always go to an agent in the spring if we`ve had no luck. Whereabouts are you selling Will?

I was reading the Times weekly property supplement today.

For a private sale, they charge £150 [plus the dreaded VAT] for a 5cm by 2 column width boxed advert.

We have recently purchased two properties in Puglia using [URL=http://www.interitalia.biz]InterItalia[/URL]. Justin and Anna (both english speaking) were very helpful throughout the entire process and are continuing to help us with our properties and residency etc.

When will you be in Puglia Joe? We will be there from 22nd November.

Hello, we were in the same situation when we decided to buy a property in the south of italy (we were not sure whether we wanted to buy a trullo in puglia or a house in sicily where prices were much cheaper).

Other members of this forum recommended to us an Italian firm of Solicitors based in the UK, Giambrone & Law ([url]www.giambronelaw.co.uk)[/url], they come highly recommended in this forum by many users.

They immediately put us in touch with a very reputable estate agent, we were met at Brindisi airport when we landed, we were shown more than 15 properties in 3 days and eventually my wife found a lovely property near alberobello. We then phoned the solicitor from Italy and they drafted a proposta di acquisto in 24 hours, and he made an offerl of €7000 lower than the asking price: guess what? the vendor. although reluctantly, accepted it and our legal fees have been fully paid for! :)

someone else already suggested in previous threads that when it comes to negotiating the price, you will be better off leaving it to the Italians as they seem pretty good at it! :D

The estate agent that Giambrone&Law recommended was gabetti [[url]www.gabetti.com][/url] (which is an Italian estate agent, and we were told that by using "Italian" estate agents which market their properties to the locals and not the foreigners, it was more unikely that the prices would have been overinflated!) and if you PM or email me, I will be pass you their details.

i can recommend [url]www.agenziadeitrulli.com.they[/url] are based in alberobello.gabriella speaks fluent english and has a very good selection of property at fair prices.they handle refurbishment as well(she even has samples of kitchen tiles in her office!).the web site is good-clear images and in italian and english.

Joe, we have recently bought a cottage near San Vito and went through Italian Heel - can recommend them -they were efficient and everything went really smoothly.
