2214 Legal? advice needed.

Hi all, Merry Christmas! Sorry to post this twice, but im not sure which section i should put it in
I've recently completed on a house in Bagnone, near Aulla (WOOHOO!). It needs quite alot of work; excavating the basement, adding stairs, full rewire, knocking out a window and more! I know I'll need permission for at least a few of these, and i think a geometra is the right person to ask to go to the commune for me, but can I ask them myself? I've already got a builder I trust lined up, could he do it? I want to get things moving quickly as i plan to go over there in early february and to have the work started... if i do need a geometra, can anyone recommend one (preferably, but not necacerally english speaking) in the area?
Cheers, Will

I'd strongly suggest you use a Geometra, and one that knows the 'ways' of the Commune.

Will...either a Geometra or an Architect will suffice. But before appointing an approved tecnico, I would suggest that you first:

1) Get to see some examples of their work
2) Obtain references from satisfied clients
3) Make sure you receive a LETTERDA DI INCARICO DELL’ARCHITETTO PER OPERE DI EDILIZIA E DI ARREDAMENTO or a PARCELLA PROFESSIONALE LAVORI E INCARICO from the Geometra. These spell out what services you will get as well as the fees you will be expected to pay.
4) DO NOT APPOINT THE TECNICO UNLESS IT IS IN WRITING. Verbal agreements are absolutely useless!

many thanks for the info everyone.
I plan to get things moving asap, so i will probably start work which only requires a DIA before those which require a permesso di lavoro ie: the excavation, knocking the window out etc... can I apply for these (the DIA) myself, or must it be a builder/geometra/architecht?
Cheers, Will

will ...excavating a basement...if you know or think this will only require a DIA why do you think it might require you to use a geometra or not to fill it in... in your other posting on the same question ...i went throught the difficulties here in excavating basements and the technical difficulties and requirements.... i think the best thing although you seem to have already got quotes for the work and established what you need permissions and the type of for would be to talk to a geometra first and get everything clear...though if you already have quotes for the work i guess you have already done this

John, I think the excavation will require "proper" permission, while some of the other work which needs doing will only need a DIA. I am arranging site visits for with one geometra and one architecht (still havent made my mind up about which one to use). My question was whether or not i myself could apply for the DIA, or if it had to be someone qualified?

will... dia s in themselves are quite easy to fill and providing you have a basic knowledge of italian should be no problem.... but your project is slightly more difficult in that you are having other work carried out under planning permission rules...which menas that at some stage the area will be closed off under safety rules to anyone not contracted in to work on the site... which is why your question always seems to be more difficult to answer.... in truth the easiest way from a distance to answer all your questions is to get the quotes in from your technical people...geometra or architect.... for all the work and the required levels of permissions.... and then get going... with the weather etc.... it might well be spring before you can work easily anyway... however it will be almost impossable i would think to seperate the work ... unless you do it the opposite way round...ie clear up the full permission work first and get rid of the director of works, the safety precautions...etc etc... and then start on dia work.... because then your property will be back in your hands... under rules here you will not be allowed to work on site while the safety regs are in place...does this make any sense to you...

yes, thankyou john, it does make sense. Cheers again for your help.
