Just inland from Imperia - an hour from Nice and an hour from skiing - a plot of 400sqm for a villa of 100sqm would cost about 80,000 euro with approved project. This is if you are about 7km inland - closer to the coast would be more expensive, further inland cheaper. If you want to send me a PM a can send you a list of agents many of whom have land with approved projects.

....Liguria, yes but also consider Lunigiana as it's on the main drag back to France, but close to the ski slopes too........ take a surf & find out more maybe ;)

Bergerac is indeed nice. Property is stagnant and the Brits have dropped approx 35/40 % I work the tourist markets and I can tell you the drop is massive. We have sold our house and can testify to a very difficult market. France is experiancing big problems and more importantly I can forsee more on the horizon. Health care is excellent but expensive. I am fully in the system being self emplyed but it remains a very high tax ecconomy. The French in this region have little disposable income and rely heavily onthe Brits ( 60%) Germans(20%)) & Dutch(20%)
France is also expensive to live and my wife as a sister who as lived in the VAR for over twenty years, that involves a 8 hour drive. I am hoping to cut that by half.
On the plus side, I can be in the centre of London with 2.5 hours of leaving home. I Live a short walk from the small airport serviced by Ryan Air / Fly Be etc. I am only a four hour drive to Spain and 2 hours to Bordeaux.

We currently live in the Var, just north-west of Cannes near Fayence and it's booming here! lots of expats, Brits, Danish, Dutch mainly. Businesses and houses are being built everywhere although there's still lots of protected farms and land. For the right business, you'd definitely have an audience here.

Hi Sara,
Yes I am a regualar vistor to that VAR and surrounding areas. Yes, the drop is not as great in the South . The National trend however is still showing a drop of 15% in overall tourism.Spain also shows a drop too.
I can only speak for this area in relation to real estate but one Estate Agent here ( A friend) as only sold two houses since last september, she is pulling here hair out. They have closed two offices because of the drop in Brit buyers.

brendan posted a price of e80,000 for a piece of development land with project.... often not included in these advertised prices is the vat which is at 20 % if you buy from a property developer rather than a private individual...
but the price gives you a good guide... i have posted on new build costs or even renovation costs before ... and your 100-150 sq m house will cost you in italy between 140,000 - 200,000 euro incuding taxs etc ...as a fairly rough guide...give or take a few cents .... plus the cost of the land.... if you go for a medium/normal finish... anything below that generally means things like no windows or heating system... and no real finishing work... this is the sort of base estimate for a reasonable finished house..... in this area of central italy... and i think apart from major cities the prices are about the same all over italy...
