2290 Do you need permission to rent your house as holiday accommodation (not B&B)

Just wondering if anyone can help. We're planning on renting out our Italian home as holiday accommodation. We've applied to the local Comune but were given a B&B form. Having filled it out as best we could we were then told that the house didn't comply with the B&B regulations due to the ceiling height not being sufficient. We've tried explaining that it's not a B&B but that we want to rent the house as whole a self catering unit. Do we actually need permission for this? If so, does anyone know the regulations? Any advice welcomed, thanks.

Melinda - I`ve got absolutely no idea but, as no-one else has come up with anything yet, have you thought about asking someone locally - I`m thinking in terms of a ragioniere or, more probably, a geometra. They`re usually quite good at deciphering comune rules and regulations and guiding you through the maze!

Which region are you in? I have a friend who works in the planning department of the local commune and another who is an architetto. I'm sure they would know. Send me a PM if you still need some help.

I don't have any final answer to you but I remember that there was some discussion about this and atleast about taxing when the renting is not a major business. So it should be simply for you.

Many thanks for the replies. We've asked local geometra and he wasn't sure about the regulations for rental accommodation. We've also already asked the Comune but they seem to be unclear on holiday accommodation which falls outside of the B&B regulations. They've asked us to call by tomorrow to see if they have an answer! I'll keep you posted. Thanks again.
