2264 Advice on a number of things in puglia

Sorry Barry, havn't any usefull info to offer on the renovation of your trulli, but I'm sure there are many on here who can offer you advice. I'm now going to add you to my list of folk in the Puglia posse and you are included as number 33 ;)

Hi Barry,
Nor sure about the tax situation - you may not have to pay anything yet but you`ll need to check it out. For the restoration (and, in fact, info on tax), you`ll probably need either an architect or a geometra. You have to get plans drawn up and approval granted - it`s quite a complicated business and the beaurocracy here is a nightmare. The amount to which you can extend varies depending on which province you are in (you`re possibly in Taranto if you`re near M.F.). My advice is to get a professional to organise the builders & other workers for you (they usually have plenty of contacts and can haggle on the prices for you). It may seem like money down the drain but a good geometra or architect will save you time, money and aggravation in the long run. I`ll send you a pm.

Also have you received any information prior to purchase about the likely cost of renovating a Trullo, it won't be cheap because not anyone can renovate Trulli. Barry, did you mean taxes on the purchase of the trullo or ICI (the equiv of community tax, rates or whatever it`s called these days)?

Hello the smiths,it was the ICI tax i'm not sure about,i dont know if it has to be habitable first?What would you say is the best area of coast that would be good for kids?Also your favourite restaurant in mf.

Barry, ICI tax is due only (and from when) if you are the owner, I read you are going to complete the purchase so I think it's not. I think this tax may be the "Contributo sul costo di costruzione". This is a tax referred to the increasing value of your property after the total-renovation (ristrutturazione) and is calculated on percentage basis on the sum of the money needed to re-build. This also assuming that your trullo is habitable. This tax is variable and fixed by each municipality (for you by "Comune di Martina Franca").
In different way, if your trullo is not yet habitable, for example because the roof collapsed, it's possible you have to pay tax like for a new buiding, this include the "contributo sul costo di costruzione" and "Oneri di urbanizzazione" who are tax calculated on a fixed price for each cubic meter of building (also this one determined by Municipality).
These are "general rules", a good techinician can help you to determine which of these taxes (and how much) you would have to pay.

For beaches, we normally go to the Adriatic coast, just down a bit from Torre Canne (Lido Verde, Lido Bizzaro etc.) Everyone says that the other direction is better but we find the Adriatic beaches very convenient. Restaurants: one of our favourites is Il Punto (Torre Canne), but at Martina we like La Tana (round the back of the Comune), Villa Bacco (out of town at bit just off Via Taranto) and La creperie (in town but difficult to expain where!). There`s a very good gastronomia take away (you can eat in too - cheap & cheerful) not far from the Park Hotel. We also eat at Happy Point Pizza in Cisternino!

Hi Rosario. Just out of interest, where is La Panca? Always on the lookout for good restaurants!!

Yes this restaurant LA PANCA is near the piazza where is the cattedrale di martina,opposite la chiesa del ss.rosario, round the corner from the small post office

Torre Canne..more commercialised but there is a beach and lots of shops, bars and restaurants.
Torre Guaceto...national park...lots of stretches of sandy beach...not many with bars ..but a few small ones..
