2655 Planning permission

Hi,

do I need planning permission for

1) Replacing a window like for like (renew)
2) Replacing front door like for like (renew)
3) Lifting floor tiles and installing a DPC (if I decide to go down that route- I might just do as the Italians do - and accept the damp). The floor to ceiling height is less than 2.7M
4) Replacing/rewiring the electrics in the house (prob not like for like - cos would want to specify where power points go)
5) Installing a pellet stufa - with forced flue (probably no Chimney - just an outlet
6) Installing radiatori
7) Installing a stair case to currently inhabitable cantini
8) building a driveway on garden - at the notaios - it was made clear that the part of the garden I want to use - can be used as parking, however there is a hedge and no kerb/driveway stones leading onto the main road.

The house is Pietra (circa 1926) - and not Belli Arte.

Are these questions best directed at a local geometra/commune/muratora?

I would have a chat with a local geometra - planning permissions seem to vary from comune to comune so it depends very much upon your locality and what they do there. In our area nos. 1,2,5,6 would probably not need permission, but all the others would, it may well be different where you are so best err on the side of caution and speak to someone locally who is in the know.

I have no idea on planning permissions etc etc. I do know that from our point of view, that whilst our work didn't need planning permission, we had to drop a note to the local technico at the town halle to say we were starting work. Works included painting and putting up a door etc. Really just meant scribbling something on a bit of paper, walking to the town hall. At the town hall the technico snatched it off me, stamped it and gave it back. Didn't look at it, didn't seem interested. Apparently there was a fine if you didn't do this!! Maybe a local thing, but just check first.

In Italy, all types of construction or restoration works , require the presentation of a request for authorization to the towns offices , signed by the owner of the property and a licensed technician.
In order to obtain authorization to begin these works, a tax must be paid to the town offices ; it normally takes 90 working days to receive the authorization from the time the request is presented.
Only in the case of light restoration works (painting, floors, window and door frames and wiring) may the technician present a particular request called DIA, for which it will not be necessary to pay any tax and the works can initiate in a brief time period under the responsibility of the technician.

Hi, we need to build some storage and need planning permission for this, does anyone know how long planning permission lasts once granted. In the future we may want to build some extra rooms and might as well get plans drawn and gain permission in one hit if permission lasts for a long period of time.

I am sure these documents are really useful but, I am afraid that my Italian so so poor that I don't stand a chance of understanding! Do you have them translated into English?
