2658 new build advice

No idea really, but I would probably want professional advice before committing to buy a plot of land for building down here - there`s a lot of land that you won`t get permission to build on and lots of rules & regulations about the size of house you can build depending on the size of the plot of land. Which part of Puglia are you thinking of?

just come back from puglia and stayed at alberobello went to martina franca to visit a friend of a friend and liked the area so starting our search around there,we see some plots of land for sale and trying to get an estimate of build procedure ,cost and fees to come to some kind of buget

I would agree, although we are not in Puglia, in our area it is absolutely impossible to gain planning permission unless you can prove the volume of a previous building on the site. Therefore unless there is evidence of a previous building or barn etc planning permission will never be granted. This is why land with a tumbledown ruin or old barn often has a high selling price.

providing the land is registered as building land ... and say in a plot only a certain amount of the whole area will be allocated to the building area.... the costs will be land ...plus e1000 per sq m on the build so 150,000 euro ... design work and project management about 20 per cent on top... and then various taxes permissions ...declerations allow say another ten but this is a big variable and depends a lot on the commune.... then running in the services and paying for their connections ... fencing/walling the property and any outside garden/landscape work

so virtually 220,000 euro plus cost of land... and then do not forget to add in twenty per cent vat ... prices are generally quoted without that... in fact if you are buying land from a developer this also attracts vat at 20 % ...
... as everyone has said ...never buy a plot with out it being registered and checked that it has full planning permits... some planning permissions will not be full so you have to make sure... and in general they will be plots in residential areas... or close to main roads... italians love living by main roads......

i can only reiterate though before parting with any money or signing anything make sure you are buying what you think you are....

i agree with Anne and the other posts.If you are not careful you could end up with a lovely plot of land you could never build on.Assuming you did find a nice plot WITH the possibility of building ( check this with the comune don't take anyones word on this) bear in mind that there is quite a hefty tax on new builds (Called the Beccalossi (after the minister who initiated this)) the local municipality should be able to give you an idea of the entity of what you'd have to pay or a competent architect or geometra.As Anne says that is why a lot of people look for older properties or properties to rennovate or if you like modern buy an existing building for sale.A new build ,say 3 bed,ensuite for each,largish kitchen , dining , lounge ,+ other bits fully fitted would probably cost around Euro 380.000,00 thru Euro 420.000,00 excluding cost of land purchase and tax on new build.

thankyou all for your helpfull replies ,this gives me some ground to start working out a budget and to look into things further.If the new build project was to expensive what sort of price could i expect to pay for a older property (still 150sqm) that may need minnor makeover.would this work out much cheaper?

It depends what you call minor work eg is it just decoration then could be 70,000 euro.

Regarding new build in Puglia can I suggest you check out our builder and now friend Giovanni, who has completely rennovated our property and we have had zero hassle fantsatic results, to timescales and the quality is so good, no domanni here! He has also completed work for our friends Les and Phil who are also forum members.
