2700 ICI tax

We are new to the Forum and would like to ask if anyone knows how to calculate the amount of ICI tax that you have to pay each year to the Commune. We have a rural house that we have been renovating for about 3 years and we will have to register it as urban soon I think. We have tried to pay but everyone has different information. Some say a geometra or architect has to calculate the area of the house and others say we need an accountant. Can anyone clarify the situation for us as we don't want to end up with a fine.

Speak directly with the person responsible for ICI in your comune. They should have all the figures/mq etc you need to work out how much you have to pay and will probably take pity on you and work it all out. You will then just have to go the the PO/bank and cough up the final amount. This would be the most straightforward and the cheapest way as unlike the other options they will not charge for their assistance. Remember that all owners have to pay their share, so if a couple are the legal owners each has to pay half.

I put in our info and a table with the following popped up.

ALIQUOTA ORDINARIA 7,00
ALIQUOTA ABITAZIONE PRINCIPALE 6,00
DETRAZIONE PER ABITAZIONE PRINCIPALE 103,29

Don't know if the info is any use to you. I also remember a post that had links to the on line tax forms but couldn't find it :o

Maybe a wise member can look at the link and explain.

I would have thought you would need to have the building measured, as you have changed the place around.

When I altered my place [only knocking down internal walls etc - nothing external], the geometra spent half a day re-measuring the place for the Commune records

[I have never seen two people take so many measurements to 'size' rooms - sides, diagonals odd tangents - indeed everything except 'inside leg'.]

It is very easy to calculate the ICI oneself with the help of cristina's excellent advice. See link on previous post, this is what we successfully used.

Thanks everyone for the advice. We have tried asking at the Commune but we didn't get any help with it and we came out more confused then ever. We have had a look at the ExPat site and we will be having a go at calculating the tax ourselves. Will let you know how we get on. Will probably be asking Cristina for advice.

We had the same issues. We now use a commercialista to calcuate and pay our ICI. We pay €25.00 for her services and she keeps us informed of any one off taxes that the commumne may charge etc. You will have local commercialistas in your town or ask a neighbour for a recommendation.

Should we expect the aliquota, detrazione or any other factor in the computation to change for 2006? The link here is specific to 2005 calcs

It could change but you do not calculate the ICI until June for the full year and the new aliquotas etc. will be updated some time around May if I remember correctly from last year.
