Welcome to the forum! I hope you find it informative.
Although not in the S Ginesio area, we are further north, it does seem to be a VERY popular area for Brits to buy somewhere with the aim of setting up a B&B business, therefore you may find you have some stiff competition and I guess at some point the market risks becoming flooded. I suppose it all depends upon how reliant you have to be on B&B income. If you have another source of income crack on, if not maybe think about offering something extra to draw the punters in. We know of at least four couples who are in the process of doing something similar in or near to S Ginesio and that does not include any on this forum!

Hi both, welcome to the macerata area and we'd love to help with anything we can. We run a country house with restaurant, and are close to San Ginesio - David has just celebrated 4 years in Italy. Welcome Vivan; no idea on the area (sorry!) & the only advice relates to running a business.....if you *need* to earn the cash, times could be hard; it's inevitable.... but will act as a great spur.
If you don't need to get "bms on seats" to keep bread on the table (horrible pictures are forming in my mind!) then life may be less stressful.
