2812 certificates

I have been renovating an old capannone, while I have had the electrics done by a registered elcetrician so he will give me a certificate.
The other work such as plumbing, I have carried out myself, mainly through frustration of not being able to get decent labour in these northern tuscan hills. I have had to dig an 80 metre trench for the outside water pipe as the water company would only put the connection and meter that distance.
Does anyone know if I have to have the final connection done by a certified plumber and do I have to get a certificate for the whole thing.

i think the only requirement is that it has to be shown that foul water cannot get back into the mains water system from your pipework... ie some sort of non return valve has to be installed between mains meter and before the pipes reach the taps...

so maybe if you can show that this valve is installed they may well not check anything else and be happy

we alos have by the way a pressure valve on the sytem as mains supply pressure can be quite high... somtimes very high and a method of control or stabilising this might be required....

really all the design work on this should have ben in the planning process and its submissions... what is your director of works doing

If you mean the certificato di abitabilita then yes, I believe the work would have to be caried out by a qualified plumber, but a local geometra would be able to tell you, as they usually help in getting the certificato, which I'm doing at the moment. If you think about it. The document is a declaration that the work has been carried out to certain standards & is therefore safe. As you don't know the regulations, how can you sign the documentation. Do make sure, as this is an essential doc when it comes time to sell your property, but all properties must have one, by law.

I don't think you need to worry: the water suppliers will fix their meter to your pipe - if it leaks at your end that is your problem - it will be after the meter so you end up paying for your leaks (of course, there won't be any!) As far as protecting the mains supply from any contamination you might conceivably produce, the meter itself acts as a non-return valve.
(Don't for heavens sake do your gas pipework yourself though!)

No you do not need it, otherwise only a tiny percentage of houses in Italy could be sold or rented. Anyway a certificato di conformità is useful because attests that the servicies are safe and this might be essential in case of domestic accidents or in case you want to sell the house, because it allows you a higher price.
It is mandatory to have certificato di conformità if your buildings have to be used for commercial purposes: i.e. agriturismo, restaurant, hotel etc. because in these cases the safety of the customers comes first.

Good bit of forwarding! I didn't ask if Brianm was going to rent out as a licensed business, which as notaio points out opens up a whole new raft of "bits of stuff" to comply with!

As you know, I have had problems with various workmen introduced to me by the people who sold me the house. What I discovered & very, very important. If someone works on your all important services & anything goes wrong, they will say, either you didin't have a certificato to use it, or they have no responsibility for the work because they didn't give you one.

When the 1st gas engineer, sent by the mediators, looked at my gas heaters, he knew one of them was leaking. He didn't turn it off, or tell anyone, especially me, who was standing next to him at the time. When we discovered that he knew about the leak I naturally asked if he could be reported for negligence & was told no, because he didn't sign a certificato.

Imagine what the insurance company is going to say to you if damage is caused by one of these services & you didn't have a certificato. Make every workman of almost any kind sign a statement. I know!!!!
