Welcome to the forum and hope you find it useful. have to say rather didsappointed to read that you are looking for British builders. Italian builders can be excellent crafstmen and reliable.......................ours are, but unfortunately we are too far from Lucca.!

Hi David and Linda, I agree that Italian builders are excellent crafsmen but in our case they are being....lets say a little unadventurous....the farmhouses are only accessable via a muletrack which takes 5 mins to climb. We are waiting for the national park to grant a road to the property which will take 6 months to finish but want to push forward with the restoration. Even thou we have offered all the fetching and carrying up and down the muletrack they arnt that forthcoming. This also comes with the ability of endless work in the area so builders become choosy.....

As you must have a geometra or architect in order to do this work,draw up the plans and obtain permission from the comune have you asked your geometra if there is someone he can recomend in the area?If i understood well, your property is within the confines of a national park should you start building without the necessary authorization it could become very heavy...
personally i would not recomend using "British" builders or the likes.I don't think that the builders are just being finniky about the track as you'll require tons of sand,iron,cement, lorry loads of tiles and a lot else deposited at the site.

yes we have plans already approved by the commune and the builders are recommended by the agent and architect. They are not prepared to work on the buildings until our road is built which is awaiting national park approval....the agent said that italian builders are not very adventurous and we will have to wait for the road to be built...in the meantime god knows how many wasted months/years we will waste waiting for the road. I have offered to do all fetching and carrying for them so i dont know what the problem is.....i personally think in a situation where builders have got to much work they are just being picky....this is why im asking for help from anyone in the lucca area who knows of some co-operative builders....im going to put an advert in The Grapevine which is an ex pat magazine in lucca to see if any other builders are prepared to do the work

and thanks for your input on this. I originally posted this back i March of 2006 and I have to say that unfortunately we seem no further forward with getting the access road. We have our plans approved by the comune and the national park but although the road is marked out still no sign of getting it built.
We first saw the property back in 2004 so nearly 5 years later Im afraid to say that Italian bureaucracy has gotten the better of us and we have already started on our plan B which is to build from scratch down south.
We would like to keep our property in Vallico in the hope that one day we have a road. Its fairly sound but were concerned that without some attention it will deteriorate further. In the spring we would like to find somebody who would be willing to clear some of the land and if possible patch up some of the roof (no major work just attempting to make it semi weather proof).
If this sounds of interest to anyone please feel free to get in touch.

We were in the same boat as you, trying to find someone trustworthy for some building work at our house in Bagni di Lucca. We were introduced to several people via our Estate Agent and they were all rubbish and expensive. I was then introduced to Sarita Vincent of the Italian Property Gallery (some of her properties are on this site. Sarita has a team of builders, plumbers, electricians etc. etc. and there seems to be nothing she is unable to arrange and see through.

The work she has organised for us has been literally half the price we were originally quoted and the workmanship has been excellent. She responds immediately. We met her to discuss building a supporting wall in our garden in the morning and the builders started work in the afternoon of the same day.
