3152 'Listed Buildings'

:confused: Hi, everyone. I just want to say I thoroughly enjoy reading the forum, it's kept me partly sane, although I haven't participated in the chat as I haven't anything to contribute as yet.
Not sure if l've posted this in the right thread! Bought a house in the marche 2 years ago, (still no work started, a long sad story). Anyway, to cut a long story short, our house has been 'listed'!!!!
From what I understand, its a little like been listed in the UK. Has anyone else had any experience of this practice? :)

julupes...you say that the house has been listed. Wasn't this flagged up before you completed?

julupes, I would like to hear your long sad story because what ever you have been through, others can learn. I have freely admitted that some of our problems were due to naivety but not all and it has to be a good thing to flag up what to look out for when buying abroad.

:confused: :) Cheers for the prompt reply, I can only say 'no'. It came about when plans were submitted, and they said we couldn't change the outside of the house. by the way, this wasn't drastic, only 5 doors to 2 :) :o

:) I take it, you have also been there, done that, but thankfully got through. I find it more difficult to understand how naive I have been. No spring chicken, but apparently I've still got a lot more growing up to do!!!!
We really ought to sit down and write that book together with a few bottles of good wine, we'd get a laugh at least.:D :D

I was going to buy a house - that I was convinced should be listed - it had arch ceilings - but I was told that because it was outside of the main village it didnt count for Belli Arti (I believe this is just for Tuscany - based in Pisa).

Lost out on that house due to the complicated land laws - - I couldnt believe it it was available for 50K€ but had two acres of land and stunning views, and was completely habitable, and near the village but not in it - not way up in the hills. But the vendor withdrew the sale when my Solicitor perservered the land laws - - so I dont know if I lost out - or the vendors were trying to play a trick.

One thing everyone should be aware of tho - even if a place isnt listed is Italian ceiling height laws - I believe in Tuscany a room has to be 2.75 M high - and thats at the lowest point - so all of you with arched cantina's (cellars) - dont be surprised if you cant convert it into living space (officially - especially when you come to sell). Once a Cantina always a cantina.

Firenze however has a lower height limit - I think that is 2.4M.

Hello julupes - you should feel proud that you had the good taste to buy a house which the Comune has subsequently "listed"!! Or that is the best interpretation - go with it!!
Happened to me too - nothing to do with anybody not having done the right searches - just (as I think you have realised!) happens when you put in an application to do something to a building. The Comune hadn't given a second's thought to the "importance" of your house, but when you want to put in an extra door.....wow, it becomes vietato, despite the best efforts of your geometra. Believe me, it probably came as a big surprise to your geometra, too.
Nothing to do with the Belli Arti (they are far more transparent) - just an example of the way things happen in Italy - unpredictable.
Hope you have been able to rejig your design to satisfy both your needs and the unexpected controls inposed by the Comune.

Nothing much to jig about with the designs as they were minimal, but keeping fingers crossed the commune will be happy this time!!! Will keep everyone posted once this latest installment of life starts moving.:) :)
